In recent years,China's real estate market has developed rapidly.The continuously high housing price has made the housing market unable to meet the housing needs of some citizens,and the people's livelihood goal of "living in a house" cannot be well implemented.Therefore,the private housing rental market has become the main object of cultivation and development.In May 2016,The General Office of the State Council issued several opinions on accelerating the cultivation and development of housing rental market,which officially put forward the policy of "both purchase and rent,support housing rental consumption,and cultivate and develop housing rental market".Subsequently,in order to better develop the private housing rental market,pilot cities such as Hangzhou,Shenzhen,Chengdu and Nanjing successively formulated implementation measures with local characteristics according to the local actual situation.However,in view of the current regulation of the private housing rental market in China is still in the exploratory stage,especially in the specific promotion and implementation process,there are still some legal issues such as the absence of relevant laws,unclear regulatory subject,and the lack of protection of the rights and interests of the lessee.The main purpose of this paper is to put forward some suggestions on how to improve the supervision system of private housing rental market on the basis of analyzing the problems existing in the specific system.It is expected to be beneficial to the implementation of supervision measures on housing rental market in China.Article paper will mainly through four parts: the first chapter mainly elaborates the basic theory of private rental housing market regulation,by introducing the basic connotation of private rental housing market supervision,supervision mode,as well as the theoretical basis,accurately set of private rental housing market regulation and other housing rental market regulation the differences;The second chapter summarizes the supervision status and legal problems of China's private housing rental market by analyzing the representative housing rental market supervision models in hangzhou,shenzhen,chengdu and nanjing.The third chapter mainly refers to the operation of the private housing rental market outside China and the regulatory measures,taking the United States,Britain,Germany and Japan as the main reference objects,in order to provide inspiration for the construction of the regulatory system of the private housing rental market in China.In the fourth part,based on the currentsupervision situation of China's private housing rental market and combined with the valuable experience of countries outside China in the supervision process of private housing rental market,suggestions for the more healthy and orderly development of China's private housing rental market are put forward.
