At present,the development of large commercial real estate in our country also has many problems,such as the vacancy rate is high,the lack of scientific management mode,passenger flow and so on.Because of the real estate industry in the national economy in an important position,so to save the real estate development,solve the problem of commercial real estate has become a lot of researchers need to study and analyze the problem.First of all,in order to solve the problems of large commercial real estate at present,the research of Potter's five forces model,analyzed under different operating modes of commercial real estate competition ability.First,theoretical significance and application scope of the concept of commercial real estate and the Potter five forces model.Secondly,this paper mainly from the traditional business model of large commercial real estate,and each business model analysis of the Potter competition model,compared to the traditional business model is the best combination of unified management,rental this business model.Third,in order to more specific analysis and research,selected the Shenyang city Taiyuan Street Wanda Plaza and the city of Shenyang city street as an example of the Shenyang city and the main representative of the large-scale commercial real estate cases were analyzed,and the research and analysis of the questionnaires in the form of customer satisfaction to both.Fourth,in order to choose what kind of business model can share and competitiveness for commercial real estate market better,to make more profit of commercial real estate development,analysis of Potter's five forces model of two case competition,and to the process of the research data and information were collected.Secondly,this paper analyses the problems that affect the process through an appeal,two case management mode and the advantages and disadvantages of its development,and then puts forward some suggestions for improvement and innovation in the direction of large-scale commercial real estate business model.The suggestions are to optimize the traditional business model,improve customer satisfaction and coordination of market competition relations,enterprise culture four aspects of innovation,mainly in the direction of reference and optimization at home and abroad and the integration of large commercial real estate inside and outside of the industry,as well as reference instead of products.Finally,the competition ability of large commercial real estate business model and future development are summarized and discussed,and that the future development of the large-scale commercial real estate business model will be towards more diversified way,large commercial real estate in the future with the adjustment of market competition,more closely to promote competition and related party cooperation.To achieve a win-win situation.
