Research On Subcontracting Management Of Construction Labor Services

Since the end of last century to promote The Lubuge Experience,that is,beginning of construction management and operation separate mode.Organization of construction industry in China has been basically formed pyramid structure,which consists of "General Contracting-Specialized Contracting-Subcontracting".In the bottom of the tower sub-contracting labor services occupation civil engineering is small.But construction labor services is the ultimate realization of construction projects,the level of labor subcontract management has a significant impact on the whole construction project.It exists many researches both home and abroad,but lacking to probe the labor work of the subcontract management on construction site.Based on the general theory and development process of labor subcontracting,combination with the present development situation of labor subcontract in China.This paper analysis the influence factors existing in the whole process from the labor service personnel entrance to the completion of construction project.Such as: labor qualification is not real,labor tender has evaded,labor contract formal meaning is greater than actual,personnel quality is low,construction quality is not compliance,contract instead management and so on.And combining profession management new technology(Such as BIM technology),the paper put forward some practical solutions,including: correct understanding of the status and accurately defined on subcontracting services,the dynamic review of entire labor qualification,prohibited the loopholes in labor bidding,signed understandable and operable labor subcontract,both trainers and managers integration management in the whole process of project,comprehensive disclosure and so on.The research conclusion has certain reference significance to subcontract management practice on labor service.
