Urban land is the foundation of urban social and economic development,is also the most dynamic,value-added potential of the largest state-owned assets,but also the government can operate directly efficient capital carrier.China's long-term rapid economic growth has resulted in extensive land use in cities.The growth mode of meeting the demand for land for economic development at the expense of cultivated land and ecological resources endangers national food security and ecological healthy development.Therefore,it is a good way to improve the efficiency and benefit of urban land use and take intensive use of road.Central city,is the core part of urban land,mostly urban construction land.This paper takes the urban construction land as the research object,selects Zhanjiang city center as the research area,based on location theory,land rent,land return decline and sustainable theory,defines the concept of urban construction land and urban construction land intensive optimization,combined with existing research results,designs the research ideas of intensive optimization allocation.The main research contents include: analysis of Zhanjiang city construction construction land status,pointed out the existing problems.To evaluate the intensive utilization level of urban construction land in the central urban area and find out the causes of different scale differences.Evaluation of industrial,commercial and residential three uses of urban construction land under the best suitable use.Two kinds of allocation rules are put forward,and the urban construction land intensive optimization allocation is carried out by using GIS spatial analysis technology.Finally,the corresponding countermeasures and suggestions to solve the existing problems are put forward.The main findings are as follows:(1)The research ideas of intensive optimal allocation of urban construction land: Firstly,the level of urban construction land intensive use is diagnosed,aiming at the areas where the level of urban construction land intensive use is not high.Then through the optimization of land allocation to achieve the optimization of land use structure and spatial layout.Finally,to realize the optimization of land space-time structure of the low level of intensive use of the region,increase the investment of capital and labor,to achieve the overall level of urban construction land intensive use of the promotion.(2)On the scale of plot,the industrial and commercial land use is mainly medium level,and the residential land use is mainly intensive.Under the scale of administrative regions,the intensive use and moderate use of the main administrative regions,including chikan district?mazhang district,the largest moderate use,the largest intensive use of the rest of the administrative regions.In the scale of central urban area,intensive use and moderate use are the main factors.(3)After optimized allocation,the allocation of central urban area: Residential land and commercial service land increased,industrial land decreased,the optimization focus is on the number of structure to meet the needs of the development of the central city,the spatial layout is more reasonable than before the allocation of land types.After the allocation of administrative areas,in Chikan district and Mazhang district,industrial land area,commercial service land is less,residential land area increased.In Potou district and Xiashan district,residential land,industrial land,commercial service land increase,the optimization focus is on the number of structures in line with the actual situation of each administrative region,the spatial layout is more reasonable than before the configuration.(4)In view of the problems existing in the construction land in the central urban area,the countermeasures are as follows: Rationally carrying out the planning of “multi-planning in one”,strengthening the guidance and control of the planning.Strengthening the micro-monitoring,promoting the intensive utilization of the urban construction land,and rationally improving the industrial structure,Promote industrial upgrading.Effective resource input to promote efficiency.
