Research On The Land Expropriation Of "Village In City"

With the deepening of urbanization process and the accelerating of urbanization process,the overall demand for just-in-need housing in cities is becoming more and more prominent,the enlargement of residential areas,the limited number of housing,and the current problem of excessive housing prices caused by insufficient land have become the current housing quantity and demand.The most striking contradiction.At the same time,there is a sharp contrast between the unused land and the demand for housing development in the city.The urban space squeeze and the insufficient housing supply caused by the unused land become the obstacles in the eyes of the current restriction on the development of the real estate industry.At the same time,the current "urban villages" generally exist disordered structure layout,lack of infrastructure facilities or obsolete,health,environment,safety,fire protection,family planning,public security and other aspects of management problems are prominent,road damage,sewage overflow,landfill,water and other issues are more significant,leading to the quality of life of residents.The volume is generally low.Therefore,the transformation of "urban village" is imperative.In the process of transformation,land expropriation of"village in city" can not only increase the supply of land elements,but also improve the environment of "village in city".Taking the land expropriation of "village in city" in Ganjingzi District of Dalian City as an example,this paper studies the land expropriation in the process of upgrading and transforming "village in city" in the region,and puts forward some solutions to the problems in the process of land expropriation suitable for "village in city" in coastal urban areas.This paper also summarizes and analyzes the overall situation of land expropriation in Ganjingzi District,the experience that can be used for reference and the main problems that still exist.By using the method of willingness survey,this paper investigates the intentions of some residents in Ganjingzi District about land expropriation under their jurisdiction,and comprehensively analyzes the restrictions on the current urban villages.The reasons for the land expropriation work are summarized and some suggestions are put forward to promote the land expropriation work in the village in the city.According to the survey,59%of the 239 cases were willing to land expropriation,and only 25%were negative.The situation is roughly classified as:hope for improved living environment,full of expectations for land expropriation;optimistic about land expropriation;"content with the status quo" idea,do not want land expropriation;worry about the income after land expropriation,do not want land expropriation.The reason is that the interests of land expropriation,developers,government and other aspects of the interests of contradictions.From the practical point of view,this paper systematically expounds the reasons that restrict the whole work process in the process of land expropriation of"village in city",and makes a thorough analysis.Taking the present situation of land expropriation of "village in city" in Ganjingzi District as an example,this paper puts forward the corresponding solutions,which can help the land expropriation of"village in city".
