Evaluation Of Housing Industrialization Level Based On Multilevel Grey Clustering Method For Affordable Housing Construction

In recent years,with the development of housing construction and housing industrialization,many experts and scholars put forward that many advantages of housing industrialization can meet the requirements of housing construction,and advocate the combination of the two.The state has promulgated a series of policies and carried out pilot projects around the country,requesting to take the construction of security housing as an opportunity to strengthen the combination of security housing construction and housing industrialization.And the housing industrialization level of housing construction is the result of large-scale,high-quality,low-carbon environmental protection construction of housing,but also to promote the continuous improvement of China's housing industrialization,an important basis for healthy development.Therefore,to construct a scientific and reasonable evaluation index system for housing industrialization level of housing construction,and to apply the comprehensive evaluation index system reasonably to the evaluation of specific housing projects in the region,can more accurately reflect the overall level of housing industrialization in the region,so as to find out the shortcomings and propose targeted changes.It is of great significance to guide and promote the industrialization of the future housing projects in this area,to promote the effective integration of housing construction and housing industrialization,and to promote the in-depth and healthy development of housing industrialization in China.Through consulting a large number of domestic and foreign literatures on the construction of security housing and housing industrialization,this paper selects the evaluation of housing industrialization level of security housing construction as the research topic,and establishes the comprehensive level of housing industrialization in the construction of security housing from the angle of integration of housing industry chain,according to the objectives and principles of index system construction.Secondly,it evaluates the concrete projects by AHP and grey clustering method,and finds out the shortcomings by analyzing the evaluation results.Finally,it puts forward the corresponding reforms from four aspects: the development level of regional housing industrialization,the industrialization level of housing construction,the level of housing products and the level of product management.Enter the strategy.The paper first identifies the influencing factors of housing industrialization levelin the construction of affordable housing.Firstly,this paper classifies the evaluation indexes in the literature of housing construction and housing industrialization by frequency analysis method,then uses expert investigation method to determine the degree of agreement between each index and the actual situation,selects the final evaluation index,and establishes the comprehensive evaluation index system of housing industrialization level of housing construction.Based on the analysis and comparison of the advantages and disadvantages of the commonly used evaluation methods and the scope of application,the combination of AHP and grey clustering method is selected to carry out the evaluation.This paper first expounds the methods and basic steps of the analytic hierarchy process and the grey clustering method,then uses the analytic hierarchy process to determine the weight of each evaluation index in the evaluation system built,and then uses the grey clustering method to evaluate the industrialization level of the housing construction in Jinan City,combining with two representative housing industrialization projects of the security housing.Research.Finally,based on the evaluation results and combined with the current situation and problems of housing industrialization construction in China and Jinan,this paper puts forward some corresponding improvement strategies mainly from the development level of housing industrialization in the region,the industrialization level of housing construction,the level of housing products and the level of product management,aiming to further enhance the region.And the level of housing industrialization construction of national security housing projects,and for the future housing industrialization in other types of housing to provide a reference.
