Strive to develop construction of affordable housing projects included public rental housing is the major move of Party Central Committee and State Council for maintain a stable and healthy development of the real estate market, and to protect and improve the livelihood of the people.Our country public rental housing construction progress smoothly since the way of public rental housing start,not only play a key function on stabilize the market price,but also protect the housing problems of low-income groups in China.The construction of public rental housing also pull domestic demand,To make a positive contribution to the economic growth of our country.Research based on current situation of development of public rental housing,and on the basis of the existing literature,Reference to the domestic and foreign research results on the public rental housing system,Supply mode and Rent pricing method.Learn from the experience of public rental housing construction and operation management in developed countries,The problems occurred in the implementation of the public rental housing system in China,According to above,put forward countermeasures and suggestions.The research on the optimal supply and pricing of two kinds of common supply modes in China are mainly analyzed.public and private partnership mode and government as the main mode.According to the characteristics of the public rental housing rental housing demand,the rental of our public rental households into two categories,short-term rent tenants and long-term tenants.Consider the strategic behavior of long-term tenants to optimal supply and pricing model.Public rental housing supply model based on public private joint venture and government as the main body,study on the strategy of the supply of public rental housing in our country.Put forward principles that need to increase publicity and guidance to guide short-term rental tenants,and the use of limited ration for supply of public rental housing in order to improve the social benefits of public rental housing construction.It is assumed that the maximum willingness to pay is to be uniformly distributed on the support set in research, and long-term tenants' Strategic behavior utility function is a power function,the hypothesis is verified by mathematical model.At the same time,the method of empirical analysis is used in reserch, two kinds of public rental housing supply model for example,and conclusion is proved by the calculation of the assignment.The research on the current system of public rental housing and the supply mode of the Countermeasures,Put forward a reasonable plan for the construction of public rental housing,reform of government related performance evaluation criteria to stimulate governmentpower.Innovative financing mode, multi channel to raise housing;scientific pricing, security of public rental with rent fair and so on.
