The real estate industry is one of the pillar industries of the national economy of China,which contributes to the development of the national economy of China and is directly related to the healthy and steady development of the national economy of China.Throughout the development process of real estate,real estate projects can only achieve the goal of value appreciation and investment income through various links such as preliminary preparation,land development,housing construction,housing sales and housing asset management.This is also the real estate industry investment recovery slow,large investment.Chinese real estate enterprises need to face a common problem.Financing channels and financing modes are too single.It is difficult to solve the problems encountered in the development of real estate projects through enterprises' own funds and adapt to the changing external environment.This forces real estate enterprises to overcome the difficulty of financing and small amount of financing by other means,so as to relieve the financial pressure of real estate enterprises in development and realize efficient,healthy and stable development strategic goals and strategic decisions.Therefore,China's real estate enterprises must transform the existing financing mode of single financing channel,and transform and optimize the financing mode of diversification,combination and differentiation.Firstly,this paper elaborates and summarizes the basic theory of real estate finance,then analyses the current situation of real estate financing in China,and takes LC Real Estate Company,a typical local small real estate developer in Wuhan real estate market of Hubei Province as the research object.This paper lists the general situation and financing status of LC Real Estate Company in detail,summarizes the problems existing in the financing process of LC Real Estate Company,deeply analyses the financing problems of LC Real Estate Company,summarizes the external and internal reasons,and probes into the Countermeasures of how to improve the financing management of LC Real Estate Company,so as to promote the LC Real Estate Company.The development ability of thecompany,the establishment of LC real estate company financing risk control system and the construction of a diversified financing model are analyzed in depth from three perspectives;improving the development ability of LC real estate company includes raising the company's profitability,cultivating self-accumulating ability and strengthening the enterprise's own system and credit construction;and establishing LC room.The financing risk control system of real estate companies includes strengthening the financial risk control of enterprises,constructing the risk financing early warning system and strengthening the effective monitoring of cash flow of enterprises,etc.The construction of diversified financing modes includes developing real estate investment trust funds,vigorously promoting financing lease,and speeding up the recommendation of Securities for real estate financing.The pace of development and the development of real estate mortgage loans and other means.At the same time,I hope to provide some ideas and guidance for small and medium-sized real estate development companies,and also provide useful reference for the improvement and innovation of the financing mode of real estate enterprises with similar problems.
