As an important part and information window of housing rental market,rent reflects the relationship between supply and demand of rental housing.A reasonable rent level represents the healthy and sound development of the housing rental market,which has theoretical and practical reference value for the study of housing price and economic and social development.This paper,on the basis of reading and summarizing related literatture at home and abroad,explores and evaluates rationality of urban commercial housing rent.Selecting Hangzhou as the main research object,build Rationality Evaluation Index Model of Hangzhou Urban Commercial Housing Rent,and Five Levels of Hangzhou Rationality Discriminant Standard System,to study rent in Hangzhou from 2010 to 2017,and determine its rationality;In the same way,the model is also used to compare the urban commercial residential rent between Hangzhou and Shanghai.At the same time,This paper gathers six major administrative areas of Hangzhou which containing 662 residential buildings within the community of thousands of rent and housing data.Use Method of Sinking Fund to calculate the average theoretical rent,and compare the average real rent with it,to explore the distribution of rents in the space of Hangzhou and its rationality.This paper includes the following main research conclusions:(1)in the process of building the model,present the principle based on the composition and fair value,rent affordability,harmony in economic and social development,and build up the model including 10 indicators,such as Housing Rent Index/Residential Price Index.(2)using the established model,the commercial housing rent of Hangzhou from 2010 to 2017 was evaluated for rationality,and the result is that the commercial housing rent of Hangzhou during this period is generally in the normal range,that is,the rent level is reasonable,and the rent change is stable.(3)In the comparation of the rationality of commercial residential rents in Hangzhou and Shanghai,the results show that the commercial residential rents in Shanghai are generally in the normal range during the evaluation period,and the rent level is reasonable and the change is stable.At the same time,it tends to be the same on the whole between Hangzhou and Shanghai,but the increasing space and speed of rent in Hangzhou are larger.(4)In applying theory to research the price rationality of Hangzhou commercial housing rent in space,the results show that the average real rent in hangzhou is basically consistent with the corresponding average theoretical rent.The deviation between rents is generally between-10%and 10%.and the residential rent is reasonable.In addition,from the perspective of the affordability of renting,the ratio of the consumption expenditure of renting for college graduates in different times is in the range from 25%to 35%,that is to say,basically the affordability of renting and the housing rent is reasonable.?Relevant parties should pay attention to Rent and Purchase In Harmony,take into account the interests among lessors,lessees and the government,identify the demand for rental housing,strengthen the supply of rental housing,and ensure the reasonable development of rent level.
