The change of housing price in Hangzhou City has been the attentive focus in the whole society in recent years, which is also the hotspot's problem in theoretic field and in the government. The main writing purpose of article is to analyze and evaluate the change orderliness of housing price in Hangzhou City, and to analyze the reason of the price changing mechanism and the harmonious relationship among the macroscopically economics, inhabitant purchasing power and the housing price level. In addition, it can induct pubic opinion correctly and provide the warrant of macroscopically economics of real estate market for the government in order to promote the development of the real estate market in Hangzhou City healthily and orderly.According to the stat data of housing price in Hangzhou City from 2001 to 2006, the stat and comparing method are used. Based on the change of housing price in Hangzhou City, the rationality of the housing price is analyzed from the ratio of housing price and income, the ratio of renting and selling, the ratio of the increase of housing price and GDP. Further to that, the reason and mechanism of the rise in housing price in Hangzhou City are discussed from macroscopically economical development, urbanization, the size of housing purchased by the external people, finance, and anticipation in market, the information asymmetry and the land providing quantity. The analyze result shows that the main reason for housing price rising speedily in Hangzhou City is the macroscopically economic rising speedily, urbanization advanced accelerate and the marketing powerful need. The rather high psychology anticipation to the housing market, the information asymmetry and the developer stir-fry are also the factors of false high price of the real estate. The housing price level is relatively high comparing to the inhabitant purchasing power and rent price, which is bad for the development of the real estate market in Hangzhou City healthily and orderly, and the inhabitant feeling at ease either. In 2006, the effect of the policy of macroscopically rectify in the real estate is evident. In specially, the rising extent of housing price felled evidently. For that, 2006 is taken for example as a special subject to discuss the effect of the policy of macroscopically rectify to the housing market. Based on that , the policy advice for the real estate market continuously and healthy development is put up from making the rectify of the land Grade One market perfect, strengthen the management of land Grade Two market, strengthen the supervision and management for the market, controlling the behavior of all kinds of interest body, leading reasonably the market need with tax, making the early warning supervising system and the information publishing institution perfect and solving the living problem of media and low income people.
