Research On Environmental Property Investment Evaluation Of Henan Province Under The Background Of New-Type Urbanization

The New-type Urbanization emphasizes people oriented.It corrects the deviation of urbanization in the past,which the urbanization of land caused by real estate has not caused the bad improvement of people's life.The New-type Urbanization requires more balanced development of different kinds of cities.It is important to make different of the cities develop more balance.The real estate industry has entered the stage of adjustment and transformation after experiencing the rapid expansion phase of the “Golden Decade”.Emerging industrial real estate drives the local economic development with industrial operation.It can combine regional industrial development,urban construction and real estate operation.It is in line with the development ideas of New-type Urbanization and has great development prospects.The investment environment has a great impact on the industrial real estate investment results.However,there is little research on the comprehensive evaluation of the investment environment of the new real estate development model of industrial real estate.Therefore,it is necessary to reduce investment risks.This paper analyzes the New-type Urbanization,industrial real estate and investment environment,draws on the achievements of other scholars,and combines the practical problems in industrial real estate investment to establish a comprehensive evaluation index system of industrial realestate investment environment.Using frequency statistics and minimum mean square error method,40 evaluation indicators were finally selected from the economic environment,financial and financial environment,industrial environment,infrastructure environment,market environment and social environment.Based on the evaluation method of entropy weight method and Gray Association,the comprehensive evaluation ranking of industrial is carried out.The comprehensive evaluation in 18 prefecture-level cities in Henan Province was obtained by entropy weight Gray Association method,which is Zhengzhou City,Luoyang City,Nanyang City,Shangqiu City,Xinxiang City,Xuchang City,Zhoukou City,Zhumadian City and Jiaozuo.City,Xinyang City,Pingdingshan City,Anyang City,Kaifeng City,Sanmenxia City,Fuyang City,Luohe City,Hebi City,Jiyuan City;through cluster analysis,it is found that the industrial real estate investment environment of 18 cities in Henan Province can be divided into three categories;In the exploratory spatial statistical analysis,it is found that the industrial real estate investment environment in Henan Province shows a global positive correlation.From the overall perspective,the adjacent cities have spatial agglomeration effects,and the regions with better investment environment are relatively concentrated,and the industries of the surrounding cities are relatively concentrated.The real estate investment environment has a driving role.
