In 1999,China entered an aging society,and the number of elderly people showed an increasing trend year by year.The issue of old-age care has become the focus of attention from all walks of life.With the development of social economy and the improvement of the medical insurance system,the purchasing power of the elderly has been continuously enhanced and the consumption expenditure on the elderly has become larger and larger.The pension industry once became a sunrise industry and attract a large number of investors.Among them,some real estate developers hope to restore the embarrassing situation of the real estate industry by accelerating the transformation of the traditional residential real estate industry model,vigorously expanding the old-age real estate and its supporting facilities,and building an urban complex,which try to find new economic growth points to survive the winter of the industry.However,operating the old-age real estate with the management idea of the sales-type property can not highlight the selling point of the property of the pension real estate service,which is impossible to achieve the goal of maximizing the profit of the enterprise.The paper presents the China's old-age real estate industry in a comprehensive manner in the form of a report.The first part gives a general introduction to the background,significance,innovation and research methods of this thesis.The second part is to systematically organize and review the academic research of Chinese and foreign experts and scholars on pension real estate.The third part comprehensively expounds the development status of China's pension real estate industry.The forth part,combined with the introduction of the current status of China's pension real estate development,the system illustrates the problems and countermeasures in the industry,and based on the above analysis,makes scientific predictions on the prospects of China's pension real estate industry.The fifth part introduces specific single project cases and builds a financial analysis model.The case introduced in this paper is the Qingdao medical care project of a large-scale real estate enterprise in China.In summary,the old-age real estate is more special than the ordinary real estate proj ect,and some of them are in line with the real estate market operation law,and to a certain extent can meet the needs of the aging society.The current industry pain point is the lack of a streamlined operation and management model to solve problems such as heavy assets and secondary services.It is believed that after successfully solving these problems,the pension real estate industry will develop in a more benign direction.
