In recent years,the tightening of national macro-control policies,the intensification of industry competition,and the escalation of consumer demand have caused the excessive rise in housing price to be suppressed,and the profit margin of products has been squeezed,making the development and operation model continue to innovate.Hunan Ji Si Investment Co.,Ltd is a real estate company that has been developing in Changsha for more than ten years,which though has accumulated a lot of successful experience in the field of real estate,but which affected by the macro environment of the market,the traditional single residential development and sales model can not meet the needs of the enterprise development,and the problem of single source of income and the profit margins reduction has become increasingly prominent,in order to seek long-term stability and healthy development of enterprises,the company plans to develop an independent pension apartment group in the fifth phase of the original residential development project to explore the business model of pension real estate,and find new points of profit growth.In this paper,the main content of the research on business model of pension real estate project of Ji Si company is as follows: First of all,we will analyze the problems encountered in the real estate development process by combing the company’s current business model and development status,and combined with the macro environment and its own characteristics,determine the feasibility of its transformation strategy to the development model of pension real estate.And start from the fifth phase of the current residential project,construct a pension apartment group to achieve the purpose of gradually infiltrating into the old-age real estate market.Secondly,according to the actual situation,determine the market positioning of the fifth phase of the apartment,and combine the relevant theories of business model,analyze the value proposition,customer segment,key activity,key resources,revenue stream,channel,customer relationship,key partnership,cost structure,etc.,determine the design of the business model for the pension real estate project.Thirdly,analyze the problems and difficulties that may be encountered during the implementation of the design plan,and formulate the development model of the fifth project.Facing the various immature consumption views,the unstable market mechanisms and backward old-age service facilities,the current situation of the company that lack of professional talents,resources and experiences in the field of aged care services.Choose to sell +long-term holders operating model.Finally,in order to ensure the effective implementation of business model design,this paper proposes corresponding safeguard measures in terms of organizational structure,technical level,human resources,business philosophy,corporate culture and so on.Through the macroeconomic environment and industry status,combined with the development characteristics of the enterprise,this paper provides some ideas and suggestions for the transformation of traditional small-scale real estate company to the pension real estate business model,which has certain referential significance.
