Land is closely related to people's lives.Among the various factors associated with land,land quality is crucial,and the classification of urban land level and the determination of benchmark land price are important factors affecting land quality.Whether the classification of land level and the determination of the benchmark land price are scientific and reasonable will directly affect the level of economic and social development of the region.Correspondingly,the requirements for the quality of land grading and valuation results are gradually improved with the development of social economy.The state's requirements for urban land grading and evaluation are not simply based on previous methods and processes,but on The quality of the graded evaluation results is strictly controlled,which requires sufficient research to ensure the scientific and normative quality of the graded valuation results.To ensure that the quality of land grading and valuation results reaches an ideal level,on the one hand,it can be applied scientifically and effectively by people,provide a basis for land workers to implement decisions,and realize the value of land;on the other hand,it can promote the improvement of people's living standards.To achieve sustainable development of people and society.This study reviews the research on the quality evaluation of land and land grading and valuation results at home and abroad,and reviews the research,expounds the relevant theories and methods,defines the concepts related to urban land grading and valuation,and designs the results of urban land grading and evaluation.Based on the quality evaluation model,the quality inspection software was developed,and the urban areas of 18 cities in Henan Province were used as research objects to conduct research on the qualityevaluation of land grading and evaluation results.The content of this research mainly includes the following three aspects:(1)Using the software engineering design method to create the concept data model,the logical data model and the physical data model,based on the theoretical basis combined with principal component analysis,analytic hierarchy process,comprehensive index method,etc.Methods The quality evaluation model of urban land grading and evaluation results was constructed.(2)Using ArcGIS as the platform,the quality evaluation software of urban land grading and evaluation results was developed by using modular process in object-oriented programming method.(3)Analysis of 18 cities in Henan Province The quality level of urban land grading and valuation results and results,compared the quality status of urban land grading and valuation results in 18 cities in Henan Province,and carried out comparative analysis of the results of quality inspection software,and finally put forward relevant policy recommendations.The main findings are as follows:(1)According to the conceptual data model,logical data model and physical data model model construction method,the quality evaluation model of urban land grading and evaluation results can be designed,and the ArcGIS platform can be used to apply the modular method of object-oriented programming method.The Microsoft Visual C++ program encapsulates the land-level evaluation component and the benchmark land price assessment component,and designs and develops the quality evaluation software for urban land grading and valuation results,which serves as a tool for quality evaluation of urban land grading and valuation results.(2)Quality evaluation of urban land grading and valuation results Quality inspection system can be evaluated according to effectiveness and integrity.The process of scientific evaluation and normative evaluation evaluates the quality of urban land grading and evaluation results in 18 cities and counties in Henan Province.The design procedure of the quality inspection software is complete and has the feasibilityof practical operation.The analyzed results can reflect the quality level of urban land grading and valuation results in each region.The technical methods are scientific and fast,and the results are practical.The database construction specification is reasonable,and it can solve the practical problems of the quality evaluation of urban land grading and valuation results,and can be finally promoted and used.(3)Judging from the research results,the results of land grading and evaluation in urban areas of18 cities in Henan Province are reasonable from a horizontal and vertical perspective,reflecting the direction of urban development and the level of economic and social development;the results of quality evaluation of land grading and valuation results There are no particularly serious errors in Class I indicators.Class II indicators have fewer errors,quality quality levels are above medium,and overall quality is superior.Specifically,the total scores of the quality evaluation of the central urban areas of Kaifeng City,Anyang City,Hebi City,Xinxiang City,Puyang City,Xuchang City,Shangqiu City and Jiyuan City are located above 90 points,and the grade is excellent;Zhengzhou The total scores of the central urban areas of the six cities of Luoyang City,Luoyang City,Jiaozuo City,Luohe City,Sanmenxia City and Zhumadian City are located between 80 and 90 minutes,and the grade is good;Pingdingshan City,Nanyang City,Xinyang City,Zhoukou The total score of the central urban area of the four cities and municipalities is between 70 and 80,and the grade is medium.In the occurrence of error type statistics,the normative evaluation indicators have the most occurrences of errors,among which the field numerical normative indicators,topological relationship normative and report results normative indicators have the most occurrences;the scientific evaluation indicators have fewer errors;The number of errors in the integrity indicator is moderate.
