At present,the government of Nanchang city had issued five purchase restriction policies in the real estate market: The purchase restriction policy implemented on February 1,2011;The purchase restriction policy implemented on March 1,2011;The purchase restriction policy implemented on November 27,2013;The purchase restriction policy implemented on October 8,2016;The purchase restriction policy implemented on March 8,2017.Based on the analysis of the specific policies and measures for five real estate purchase restriction policies implemented by Nanchang City,this study analyzed the impact of the existing real estate purchase restriction policies on the real estate price and transaction volume in Nanchang City,summarized the influence characteristics of the existing real estate purchase restriction policies on the real estate price and transaction volume in Nanchang City,and summarized the problems of the existing real estate purchase restriction policies;in view of these problems,this study putted forward some suggestions on improving the real estate purchase restriction policies of Nanchang city.The main contents of this study include: introduction,theoretical basis of this study on the impact of purchase restriction policies on the real estate market of Nanchang City,the current situation analysis of the purchase restriction policies for the real estate market in Nanchang City,the impact analysis of the existing real estate purchase restriction policies on the real market in Nanchang City,the problems and improvement suggestions for the purchase restriction policy in the real estate market in Nanchang City,the conclusions and discussions.The main contents are the current situation analysis of the purchase restriction policies for the real estate market in Nanchang City,the impact analysis of the existing real estate purchase restriction policies on the real market in Nanchang City,the problems and improvement suggestions for the purchase restriction policy in the real estate market in Nanchang City.On the basis of introducing the natural and socioeconomic situation of Nanchang City,the current situation analysis of the purchase restriction policies for the real estate market in Nanchang City was the analysis of the existing five purchase restriction policies in the real estate market of Nanchang City.From August 12,2014,the first three purchase restriction policies proposed by the government of Nanchang City were completely abolished,and from October 8,2016,the government of Nanchang City put forward some new purchase restriction policies,so the purchase restriction policies proposed by the government of Nanchang City could be divided into two stages with August 12,2014 as the demarcation point.Through the comparison of the five purchase restriction policies proposed by the government of Nanchang City,the characteristics and trends of the issue of purchase restriction policies in the real estate market of Nanchang City could be found: In the former stage,the three purchase restriction policies were mainly based on the household unit;while in the latter stage,the two purchase restriction policies were mainly based on the individual residents;the scope of restrictions and the trend of policy requirements in both phases were got stricter and stricter;the object of the two stage purchase restriction policies were included both household registered residents and non-household registered residents;in the former stage,the home purchase restrictions with family as a unit were aimed at the household registered residents who had two existing residences,and aimed at non-household registered residents who had one existing residence;in the latter stage,the home purchase restrictions with individual as a unit were aimed at both household registered residents and non-household registered residents who had one existing residence,at the same time,the minors were not allowed to purchase house in urban areas.Based on the analysis of the development trend of house price in Nanchang from 2002 to 2017,the impact analysis of the existing real estate purchase restriction policies on the real market in Nanchang City detailedly analyzed the impact of purchase restriction policies on the real estate price in Nanchang City,and selectively analyzed the timeliness and effectiveness of the influence of the purchase restriction policies in Nanchang City.Among the five purchase restriction policies in the real estate market of Nanchang City,the purchase restriction policy implemented on November 27,2013 and implemented on March 8,2017 had no effect on the real estate price of Nanchang City,while the other three purchase restriction policies had effective effect on the real estate price of Nanchang City.Through the analysis,the study concluded influence characteristics that the implementation of the purchase restriction policies of the real estate market in Nanchang City affected the on real estate prices,real estate volumes,timeliness,targets and times,especially the time-effect characteristics:The significant effect on aging of the existing real estate purchase restriction policies were very short in Nanchang City,some existing real estate purchase restriction policies only had 1-2 months effect;the non-significant effect on aging of the existing real estate purchase restriction policies were longer in Nanchang City,within one year after the real estate purchase restriction policies were issued,the existing real estate purchase restriction policies still had some influence on the transaction price and area for the real estate houses in Nanchang City.Based on the analysis of the problems of the existing purchase restriction policies in Nanchang City,the problems and improvement suggestions for the purchase restriction policy in the real estate market in Nanchang City,put forward the specific suggestions in view of the existing problems.The study summarized the problems of the existing real estate purchase restriction policies from three aspects for the real estate purchase restriction policies in Nanchang City: the effective and timely impact,the target of the purchase restriction,the house number and the restriction mechanism.At the same time,the study put forward the specific suggestions in view of the existing problems from these three aspects for the real estate purchase restriction policies in Nanchang City.Based on the analysis of the characteristics for the five real estate purchase restriction policies published in Nanchang City,the study on the impact of purchase restriction policies on the real estate market of Nanchang City,detailedly analyzed the influence characteristics that the implementation of the purchase restriction policies of the real estate market in Nanchang City affected the on real estate prices,real estate volumes,timeliness,targets and times.The study summarized the problems of the existing real estate purchase restriction policies from three aspects for the real estate purchase restriction policies in Nanchang City: the effective and timely impact,the target of the purchase restriction,the house number and the restriction mechanism.Finally the study put forward the specific suggestions in view of the existing problems from these three aspects for the real estate purchase restriction policies in Nanchang City,therefore,the study provided the research foundation of relevant theory and specific practice to the publication and improvement of the future real estate purchase restriction policies in Nanchang City.
