In October 2007,the report of the 17th National Congress of the Communist Party of China put forward the idea of "creating conditions for more people to have property income",and then in the report of the 19th National Congress of the Communist Party of China stressed that "to broaden the channels of labor income and property income of residents",More and more attention has been paid to how to increase residents' property income.The Pan-Yangtze River Delta region is located in the core area of China's Yangtze River Basin economic belt,and is a key area for China's economic growth,and the region's financial industry has developed more sophisticated and advanced.On the other hand,since the reform and opening up,the gap in property income between urban and rural residents in the Pan-Yangtze River Delta region has gradually widened.Between 1999 and 2017,the per capita property income of urban residents in the Pan-Yangtze River Delta region was higher than that of rural residents in both absolute and average annual growth rates.In response to this situation,this paper starts from the following five parts:The first chapter mainly expounds the background and significance of the topic,the relevant research results of domestic and foreign scholars on the urban-rural disparity of residents' property income,as well as the research methods and innovations of the thesis.The second chapter first defines the concept and category of property and property income,and discusses the relationship between property and property income;secondly,combs the thought of property income contained in Marxist economics and Western economics;and also sorts out the process of understanding property income since the founding of New China.The third chapter analyzes the characteristics of the property income in the Pan-Yangtze River Delta,and gives a quantitative analysis of the urban-rural disparity of property income by using the Theil index.The fourth chapter analyzes the reasons for the expansion of the urban-rural gap between the residents' property income in the Pan-Yangtze River Delta from the perspective of property,system,market and other factors.The fifth chapter discusses the policy recommendations to narrow the urban-rural gap in the property income of residents in the Pan-Yangtze River Delta.On the basis of the existing research results,this paper attempts to make some innovations in the study of property income.Firstly,the scope of this study is between the national level and the provincial and municipal level.At present,there are still some deficiencies in the study of property income in the "medium" regional level.Second,we should pay attention to the analysis of the sources of inheritance,bequest and other property,and add the consideration that the property owner has the motive to change the use of property:property can be realized through the transaction of ownership,after deducting idle and consumption,it can be investing or purchase other assets and then rent,thus indirectly affecting property income.This paper makes a more comprehensive analysis of the property income gap between urban and rural areas in the Pan-Yangtze River Delta.
