For a long time,with the continuous development of information and communication technology in our country,the development of the Internet has also been regarded as a highlight of attention by experts and scholars from all walks of life and the public.A series of words such as " intelligence”," digitalization"," networking,,"virtual economy" and M cyberspace" have frequently become hot topics of discussion.Since the implementation of the national innovation-driven development strategy,the "internet plus" new economic model has officially opened,providing new support and new opportunities for the transformation and upgrading of China,s industrial structure.Among them,the integration of " internet plus" and modem service industry is in the ascendant.The rapid rise of e-commerce and online shopping has led to the continuous expansion of the virtual economy and the gradual shrinkage of the profit margin of the real economy,resulting in the slow operation of the commercial real estate market.On the contrary,with the deepening of China's housing market reform and the regulation and encouragement of relevant national policies,the housing market in China continues to grow in popularity,the market is active,and house prices are rising rapidly,resulting in a rapid rise in residential land prices and the phenomenon of "commercial and residential upside-down".To a certain extent,this contradicts the spatial distribution structure of urban land price revealed by the classical Alonso land rent theory.Therefore,it is of great significance to examine the phenomenon of " commercial and residential upside down" in the Internet era from the perspective of geography.Based on the theory of urban development stages and the theory of land rent and land price as the core theoretical basis,especially on the basis of in-depth study of classical Alonso's land rent theory,this paper makes a brief analysis of the influencing factors of the phenomenon of commercial and residential upside-down.Through field research,it is found that:(l)Many shops in traditional commercial districts are vacant,idle or even closed,and the performance of small and medium-sized shops and individual shops is even more obvious.(2)Large shopping malls and chain stores have a relatively low number of people,even a situation in which the number of shops exceeds the number of people and the number of clerks exceeds the number of customers.(3)The price of commercial land in traditional commercial areas is slowly rising or even declining,while the price of residential land is rapidly rising.This will lead to the phenomenon of upside-down of commercial land price and residential land price in cities.This paper selects Beijing,Ningbo and Haikou,which are the three representative cities with the earliest phenomenon of upside-down of commercial and residential land price,to theoretically explore the law of land price in cities at different stages of development.Then,taking the phenomenon of commercial and residential buildings upside down in the central city of Tianjin as an empirical study,the temporal variation and spatial distribution characteristics are analyzed.Finally,it is concluded that:(1)The phenomenon of " commercial and residential upside-down" is a normal phenomenon in the mature stage of urban development.At present,commercial and residential upside-down exists in the first,second and third tier cities of our country to varying degrees.(2)The phenomenon of" commercial and residential upside down" is not a total negation of the classical Alonso's rent theory,but provides some practical basis for the amendment and supplement of the development of the theory.(3)The phenomenon of commercial and residential upside-down in downtown Tianjin conforms to the following characteristics:the six districts in the city have the characteristics that the commercial and residential upside-down in downtown is larger than that in the marginal districts of the city,while the phenomenon of commercial and residential upside-down in Jinnan district is not universal;The phenomenon of commercial and residential buildings hanging upside down in Xiqing District is very obvious,and the spatial distribution is just opposite to the distribution characteristics of the six districts in the city.Dongli District and Beichen District have no agglomeration effect due to single business and scattered land use,so the phenomenon of commercial and residential upside-down is not obvious and its distribution is irregular.
