Urban residential land price has the characteristics of spatial variation,which is the result of a variety land price factors.The study of the spatial variation and effect factors of urban residential land price has a certain reference value to the regulation of the land real estate market,which can be beneficial to adjust structure of urban development,transfer the development model and draw up the reasonable plan of land use and spatial development.The concept of spatial variation of land price and the summaries of the main methods for the analysis of land price space in this paper are based on the existing theories and related studies.This paper mainly uses the methods of exploratory spatial data analysis,Kriging interpolation and geographical weighted regression,which lays a theoretical and method foundation for the research of the spatial variation characteristics of the residential land price in the downtown area of Tianjin.First,this paper used exploratory spatial data analysis(ESDA)to conduct data structure analysis,spatial data global trend analysis and spatial autocorrelation analysis of residential land price samples in downtown area of Tianjin.Residential land data accord with normal distribution.The trend lines in the direction of the land price projection to latitude and latitude direction are all inverted U.The land price curve shows low-high-low distribution in both east-west and north-south direction.The spatial trend of residential land price is close to the quadratic curve.On the whole,global autocorrelation analysis shows that the land prices are related between the closed blocks in the downtown area of Tianjin,called the spatial agglomeration of land price.Local autocorrelation analysis finds that the difference of local area is obvious,which means the spatial aggregation and nonstationarity of the residential land price samples.Secondly,using the interpolation method of Kringing interpolation to analyze the residential land price in downtown area of Tianjin.Through the comparison of the spherical model,Gauss model and index model,the index model was chosen finally to Kriging interpolation.The results show that the residential land price in the downtown of Tianjin is generally decreasing from the center to the circle;the change of land price reflects a certain spatial continuity;residential land price presents a single center structure in space;the peak value area of residential land price coincides with the traditional commercial core area of Tianjin,the land price decreases from the center to four sides,and the gradient of land price decreases gradually from the center to the periphery which means the impact of location factors on land price is gradually sensitive to the decrease of urban center distance;there are some phenomena of jumping and mutation in some areas while the residential land price is continuous in space.Finally,through choosing the factors of commercial area,main roads,subway,schools,hospitals and parks in this paper,the adjusted CV method is used to determine the bandwidth.The geographically weighted regression model of residential land price in downtown area of Tianjin is established,and the relationship between the factors and the residential land price is analyzed.The GWR model shows that the regression coefficient values of the six indicator factors are mostly negative,and the median and the average sign are the same,the values are not significantly different,this shows that the closer the area is to the commercial area,main road,subway,key schools,hospitals and parks,the higher the residential land price,it also implies the requirements and preferences of residential buildings for commercial prosperity,ease of transportation and completeness of public facilities.Spatial variation of land price reflects the centrality of the downtown area of Tianjin,through the influence on each land price factors on land price analysis shows that the phenomenon of uneven distribution in the center of Tianjin city infrastructure,traffic conditions,the degree of the bustling commercial space,need to be balanced in the process of city planning and land use.
