Research On The Risk Of Real Estate Loan In Xuzhou City And Its Prevention

As the central city of Huaihai Economic Zone,Xuzhou's real estate has developed rapidly in recent years.However,behind the real estate boom in Xuzhou city,there are potential real estate credit risks that cannot be ignored.As a pillar industry of the national economy,the rapid and healthy development of the real estate industry is closely related to the happy life of the public.At the same time,in the whole investment cycle of the real estate industry,capital is the most critical,which is a capital-intensive industry.In the whole development cycle of real estate projects,there are various sources of funds for project development,but the indirect financing mode of bank credit is still the mainstream.Therefore,in order to better develop the real estate industry,it is very necessary to do a good job in real estate credit risk management.Based on a large number of academic works,this paper studies Xuzhou real estate credit risk management through the following methods.Firstly,this paper introduces the development status of real estate loans,introduces the risk categories of real estate loans,summarizes the reasons for the risks of real estate loans,and lays a theoretical foundation for Xuzhou real estate development and real estate credit analysis.Then it analyses the development environment of Xuzhou's real estate industry from macro,intermediate perspective and micro levels,and explores the relationship with the non-performing rate of real estate loans from four indicators:GDP level,housing price-income ratio,total bank loans and medium and long-term loan interest rate.Finally,the concrete measures to prevent the real estate loan risk in Xuzhou are tentatively put forward.
