| With the acceleration of the construction of Guangdong,Hong Kong and Macau Bay Area,Guangzhou,as a first-tier city in the old age,has ushered in another opportunity for real estate development.AF Company is one of the top four real estate companies in China.The company is committed to creating a platform for “inactive development”,continuously expanding market share and increasing brand reputation.The BH real estate project is a high-quality project that AF Company will build in the Xintang section of Zengcheng District,Guangzhou.The total land area of the project is 43,268 square meters,the initial investment is 4.426 billion yuan.And it plans 84,817 square meters of residential,36,000 square meters of hotels,100,000 square meters of office building and 80,000 square meters of business district.In order to grasp the project plan and let investors better judge the prospect of the project,this paper studies the business plan of the BH real estate project,writes the business plan,formulates the project plan and marketing plan,calculates the financial benefit of the project,and predicts the project.Possible problems with the project and provide corresponding countermeasures.This paper first analyzes the team capabilities of AF Company and the BH real estate project planning plan,and displays relevant information about the company,project and product;then,carries out environmental analysis of the project,including PEST macro market environment analysis,industry micro market environment analysis and The SWOT analysis of the project in the current market environment;then,the project carries out STP analysis and marketing strategy analysis based on environmental analysis and related questionnaire results;finally,calculate the financial benefits of the project and conduct risk management,when calculating the financial benefits of the project Using the NPV method,single factor sensitivity analysis and multi-factor sensitivity analysis are used when analyzing project risk points.Through the analysis of the business plan of the BH real estate project,the following conclusions are drawn: 1.The starting conditions of the BH real estate project are mature,and the AF Company has rich development experience.The advantage of this project is greater than the disadvantage,and the opportunity is greater than the challenge.2.The BH real estate project is mainly targeted at the middle class with improved demand.The market positioning is “regional landmark regional landmarks and high-end improved residential communities”.3.The net present value(NPV)of the BH real estate project is 375.70 million yuan,the internal rate of return(IRR)is 17.04%,and the revised internal rate of return(MIRR)is 14.35%.The net present value(NPV)of the project is greater than 0,and the internal rate of return(IRR)and the revised internal rate of return(MIRR)are both greater than the discount rate of 12.74%.It has considerable financial benefits and is worth investing.4.Here is a certain risk in investing in BH real estate projects.Risks will only occur when the initial investment increases by 10% and the operating income decreases by 10%.It should be familiar with the approval process,plan,advance financing,familiarization with policies,focus on marketing and do a good job.Invest in six preventive measures to avoid the risks of increased investment and reduced income.The research in this paper provides AF Company with the project planning plan,marketing plan and financing basis,and also has reference to the research of real estate project business plan. |
