Research On Financial Performance Evaluation Of Jk Real Estate Listed Companies

The real estate industry,which is the carrier of the real economy,bears the burden of sustained and stable national economy.However,for a long time,there has been a large transaction amount,a high risk,and the flow of funds is prone to breakage.A comprehensive financial performance evaluation system can not only evaluate the profitability of a company in the short term,but also predict the growth potential of a company in the future.This is crucial for truthfully evaluating the company's current operating capabilities,risks and management issues.However,through field visits in enterprises,it was found that small and medium-sized real estate companies did not pay much attention to the evaluation of financial performance.This paper takes a representative growth real estate listed company as the research object,analyzes the existing problems of its financial performance evaluation,constructs a scientific and complete evaluation system,and improves its inadequacies.At the same time,it applies the system to find the enterprise.At present,the shortcomings and risks of development are proposed to improve business management and financial decision-making.This paper fully understands the various assessment methods of corporate financial performance by studying the relevant theoretical analysis,case analysis and empirical research of financial performance by domestic and foreign scholars.Based on the in-depth study,the DEA-Malmquist model is selected to build a scientific and complete financial performance evaluation system for the enterprise.At the same time,the financial indicators of JK Real Estate and 27 companies in the same industry for 2012-2017 are collected.Brought into the designed model,the dynamic performance of JK Real Estate 2012-2017 financial performance,horizontal and vertical combined evaluation.It is finally confirmed that the system solves the problem of the current financial performance evaluation of the enterprise,and at the same time,from the perspectives of comprehensive efficiency,pure technical efficiency,scale efficiency,and invalid decision-making unit improvement,it makes reasonable suggestions for the enterprise.Finally,this paper proposes that the system can be implemented smoothly.Safeguard measures further enhance the feasibility and applicability of the system.
