Study On Optimization Of Cost Management Of Z Real Estate Enterprise

In recent years,our nation has focused on the real estate industry and continuously introduced regulatory policies.As a result,the cost of real estate enterprises has become less controllable and their profits have been continuely decreased.However,small and medium-scaled real estate enterprises are facing great challenges due to low degree of standardization,insufficient management efficiency and weak competitiveness.Under the circumstances,it is necessary for small and medium-scaled enterprise to analysis the current cost management.According to the corresponding problem,throughout the whole lifecycle management,we optimize the cost management to adapt to the development,and obtain the cost management method and process which can adapt to the development of the enterprises.All of these can promote the cost management level of cost management and realize the sustainable development of enterprises.Taking Z real estate enterprise as an example,this thesis firstly analyzes the research status of cost management of real estate enterprises domestic and abroad,understands the latest research results of current cost management,and determines the method of cost management optimization and the theoretical knowledge to be applied on the basis of relevant concepts and theories.Secondly,it analyzes the current situation and existing problems of cost management of Z real estate enterprise,and analyzes the causes of the existing problems one by one.Then,in the internal problems of the enterprise and on the basis of deep analysis and case reference for Z real estate enterprise,the thesis optimize five aspects of cost management,including plans of target cost management,contract management,dynamic cost control,cost settlement and cost performance appraisal,and puts forward five cost guarantee measures,including improving enterprise structure,establishing supplier repository and cost database repository,building cost operation process reengineering,and improving the cost management system.Thus,improving the system of cost management for Z real estate enterprise,and forming the complete and feasible mode of cost management for Z real estate enterprise.At last,based on the research results of cost management optimization of Z real estate enterprise,we draw a conclusion on cost management optimization of small and medium-scaled real estate enterprise for their further development.
