In recent years,with the development of urban economy and the increase of population,large-scale commercial complexes have been built in various places.At the same time,commercial complexes are facing difficulties in attracting investment,operating and vacancy rate.These problems are caused by the impact of e-commerce on the one hand,and also by improper location selection,resulting in a serious mismatch between supply and demand in the market.For example,the Science City of Huangpu District is a new development area in Guangzhou,with low integration of production and city,far less population density than the central city,more large-scale commercial projects have been completed and under construction,and their volume is very large.At present,it is difficult to have enough popularity and consumption power to support them,which will inevitably lead to fierce competition and a large number of vacancies in these commercial complex projects for a considerable period of time.Risk.Because the primary market of land in our country is monopolized by the government,the quantity of commercial land transfer and its location are basically decided by the government.However,the government considers the situation of land finance and regional distribution of land reserve more in the supply of commercial land in that year,lacking the consideration of market factors,developers can only passively make investment decisions in commercial land,and ultimately guide them.The location of some commercial land is not scientific and reasonable enough.Therefore,it has important theoretical and practical value to explore how to use scientific methods to study the location of commercial land based on government and market conditions.Firstly,this study elaborates the related theories of commercial complex,including the concept,characteristics of commercial complex,and the differences between commercial complex and urban complex.At the same time,it expounds the development situation of commercial complex at home and abroad.On this basis,the development status of Guangzhou Commercial Complex is analyzed,and the principle of Guangzhou Commercial Complex location is determined.Based on this principle,the influencing factors are screened and the weight is determined,and the evaluation index system of Guangzhou Commercial Complex location is constructed.Finally,based on the evaluation model of GIS and AHP-Fuzzy,the method and process of site selection of Guangzhou commercial complex are studied.Taking Huangpu District of Guangzhou as an example,the practice of site selection of commercial complex is studied.Through roughly screening the candidate areas by using GIS and evaluating the candidate sites by using fuzzy comprehensive evaluation,the optimal site selection results are obtained,and the final results are verified and analyzed in practice,so as to test the method.Feasibility.The results show that: 1)Guangzhou's commercial complex mainly distributes in the peripheral areas of the main urban areas,accounting for only about 30% of the total number of commercial complexes in the city.The commercial area proportion and per capita occupancy of commercial complex in the main urban area are higher than those in the peripheral urban area.However,with the development of the spatial structure of Guangzhou's multi-group cities,the peripheral urban areas will be the key development areas of the commercial complex.2)The main factors affecting the location of commercial complex are population,urban development planning,the number of rail transit,the number of neighboring districts and the average passenger flow.3)Based on the evaluation model of GIS and AHP-Fuzzy,the site selection practice of Huangpu District in Guangzhou City has obtained more scientific results.Practice results show that the final test values of "better" level of candidate A in terms of land use conditions,population factors and business competition environment are 0.430,0.4201 and 0.4818,respectively.According to the principle of maximum membership degree,the comprehensive evaluation result of candidate A is "better",which is suitable for the location of commercial complex.Finally,through verification and analysis,it is found that the specific area of block A is located on the upper cover of Shuanggang subway station in Huangpu District,and the evaluation results are consistent with the actual situation,which proves that the location method is feasible.
