| The problem of population aging is becoming more and more serious in China.The speed of aging and the growth of the elderly population in China are different from those in other countries,and the difficulty of providing for the aged is rare in the world.The enormous pressure of providing for the aged will promote the development of China’s old-age real estate.However,China’s old-age real estate is still in its infancy.In the development,operation and management of old-age real estate,we have not yet been able to put forward a more reasonable model in accordance with China’s special national conditions.Therefore,this article has carried out the research of the pension real estate development mode based on the market demand.Firstly,on the basis of summarizing and analyzing the characteristics and development trend of the old-age real estate project,this paper summarizes and discusses the current development situation of the old-age real estate at home and abroad,and introduces the connotation,characteristics and development model of the old-age real estate project.Secondly,this paper investigates the demand situation of the pension real estate market in China by using the method of questionnaire survey,which provides data support for the selection of the scale and development mode of the follow-up pension real estate development.Thirdly,based on the characteristics of the pension real estate project,this paper constructs the development model of the pension real estate project,including the target market demand survey and analysis,the overall planning and design of the pension real estate development,financing mode analysis,operation mode analysis and management mode analysis.Finally,this paper selects an old-age real estate project in northern China for analysis,verifies the development model of old-age real estate proposed in this paper,proves its effectiveness,and puts forward relevant policy recommendations for the problems encountered in this project.The research results of this paper can provide a certain reference for the development,operation and management of similar pension real estate projects in China. |
