As the country's policy on the real estate industry has continued to increase its control,residential real estate has gradually lost its competitive advantage in the mainstream market of real estate,and a competitive landscape dominated by commercial real estate has gradually emerged.At present,the commercial real estate market space in first-tier cities has been squeezed,causing commercial real estate to form a new round of industrial expansion in small and medium-sized cities.On the other hand,although China's commercial real estate has gradually become a new round of investment for developers,but from a worldwide perspective,China's commercial real estate has a short span of time since its inception,and its development speed is not controlled,regardless of the consequences.The endless blind investment has led to frequent problems in the development process and there have been a few cases of project failure.In related theoretical studies,the choice of operating mode is greatly influenced by various factors,and it also acts on the entire operation and management stage of commercial real estate.Therefore,the analysis and research on the theory of operating models has become the focus of commercial real estate research.Yibin Dingren International Trade City is a local commercial enterprise in Sichuan Province-Sichuan Dingren Investment Group has invested in a commercial real estate project in the forth-tier city of Yibin.The project capitalizes on the Group's capital,resources and team strengths,and the uniqueness of the geographical,economic,transportation,and market environment in which the project is located,creating a different operating philosophy and operating model than traditional commercial real estate projects.This model is worth a certain degree of reference and reference for commercial real estate projects in domestic small and medium-sized cities.At the same time,developers also need to continuously adjust development ideas and create more diversified and rational operating models in the era of development and the concept of renewal.This article first analyzes the theory of commercial real estate and its operating model,at the same time,it combs and summarizes the domestic and foreign related literatures,and summarizes the major commercial real estate operating models that China now exists in the market;through the analysis of typical cases,the selection and use standards of various operating modes have been found;to sort out the development of China's commercial real estate,and look forward to its future development trends;taking the Yibin Dingren International Trade City project as the research object,it analyzes the main internal and external environmental factors of the project and the commercial real estate operation model adopted by it,and from the aspects of planning,design,operation and management,etc.,a concrete analysis was conducted and the problems and causes of the project were raised;finally,based on the current operating model issues and future development trends,an optimization measure to ensure the implementation of the operating mode of Yibin Dingren International Trade City was put forward;based on the optimization analysis of the relevant links in the life cycle of commercial real estate projects,the importance of strengthening team building and deepening the corporate culture reform for the long-term development of the company is also proposed.From the preliminary planning and financing aspects of the project,we discussed the innovative adjustment strategies of the future commercial real estate projects of Dingren Group and provided more reference for the rational development and healthy operation of the project.This article through the specific analysis of the business model of the Dingren Group commercial real estate project,explore ways to maintain the long-term development of the project's health.It is hoped that the paper can provide more detailed research information and more innovative research results for the current research in this field,and provide reference and reference for more commercial real estate projects that are about to focus on small and medium-sized cities or have been in the development and operation stage.
