The main body of new-type agricultural management is the main force and assault team for the development of modern agriculture,and an important force for implementing the strategy of rural revitalization.The vigorous development of the main body of new-type agricultural management is the major decision-making and deployment of the country to deal with the "three rural" issues.The introduction of the "three powers separation" policy has lifted the long-standing restrictions imposed on the rural land market by the land system and cleared obstacles to scale management.This is the premise for the establishment of a new agricultural management system.In order to ensure the healthy development of the new agricultural business entities,it is necessary to stabilize the rural land market,and price is the core factor to stabilize the market.Therefore,it is of great significance to study the influencing factors and differences of the land transfer prices of new agricultural management entities,to establish a reasonable land transfer pricing system,improve the marketization level of agricultural land transfer,and protect the legitimate rights and interests of both parties.Hubei Province is a traditional large agricultural province,with unique agricultural ecological conditions,large agricultural population,convenient geographical location,and many rivers in the region.The Jianghan Plain is among them.Since ancient times,it has been one of the main grain producing areas.At the same time,Hubei Province has high-quality land The area ranks first in the country,and it is a sample area that is very suitable for studying the development of new agricultural management entities and the price changes of the land circulation market.The research content includes five parts: The first part is the introduction.This section explains the background,significance,and purpose of the thesis,and sorts out and summarizes the theoretical and practical research in related fields at home and abroad.At the same time,the technical route of the full text is summarized,and the innovations and possible existence of the research are proposed.Deficiencies.The second part is related concepts and theories,which explain the definition of the core problems of the research,and introduce the corresponding theories into practical problems,and try to explain the formation mechanism of the land transfer price of the new agricultural management subject from a theoretical perspective.The third part is the status quo of land transfer prices of new agricultural management entities in Hubei Province.It is mainly based on government statistical yearbooks and open platform data to statistically describe the current land transfer prices of new agricultural management entities in Hubei Province,and to carry out objective phenomena in them.Analyze and propose possible problems.The fourth part is to use the survey data to conduct empirical research on factors that may affect the land transfer price of the main body of the new type of agriculture from the aspects of operation type,marketization level,operator characteristics,land circulation factors and policy factors.The actual situation,analyze the factors that affect the land circulation price of the main body of the new type of agricultural management,and find out the causes and internal relationships among them.The last part is conclusions and recommendations.Through the analysis of the empirical results,the following research conclusions are drawn:(1)There is indeed a significant relationship between the operation status of the new agricultural management entity and the price of land circulation;(2)The marketization level of land circulation also has There is a very obvious impact;(3)The personal attributes of the operator 's individual characteristics have little effect on the land transfer price,but the operator 's operating ability,economic strength,and social resources have an impact on the land transfer price;(4)Land transfer factors Among them,the use of new agricultural business entities transferred to the land and whether the land is contiguous or not have an impact on the price of land circulation;(5)The land transfer subsidy policy not only reduces the cost of land transfer for new agricultural business entities,but also pushes up the price of land transfer.Based on the above conclusions,the suggestions put forward in this paper are: to speed up the improvement of the land transfer policy system;to establish a unified land transfer bilateral market;to strengthen the commodity attributes of land management rights;to strengthen the construction of the rural financial system;to explore a contractual management right model that is easier to transfer;Subsidy policy.
