With the promulgation of the "three powers separation" policy and the gradual completion of land rights determination,the establishment of China's agricultural land transfer market has already established basic conditions.The research on the influencing factors and rationality of agricultural land circulation price is of great significance for safeguarding the basic rights and interests of the two parties,regulating the price of agricultural land transfer and improving the price system.The study analyzes the circulation price and the influencing factors theoretically,and takes Jiangsu Rural Property Rights Trading Information Service Platform as the data source to analyze the temporal and spatial differentiation of the transfer market of agricultural land and the transfer price of agricultural land.Using relevant research methods analysis to analyze the spatiotemporal pattern and evolution of agricultural land transfer market and agricultural land transfer price in Jiangsu Province,and then from the agricultural land transfer situation,agricultural land natural attributes,utilization attributes and social development level,twelve independent variables were selected.The correlation analysis and spatial measurement model were used to analyze the influencing factors of agricultural land transfer price from the provincial and regional levels.Based on the indicator indication method and price deviation,the rationality of agricultural land transfer price in Jiangsu Province was judged.The results sh ow that:(1)Jiangsu agricultural land transfer market,especially in northern Jiangsu and middle Jiangsu,is highly active,but but there is a phenomenon of non-grain transfer of agricultural land.(2)The agricultural land transfer price in Jiangsu Province generally decreased with time.The main reason may be the change of supply and demand relationship and the improvement of the comparative benefit of agricultural production.In the spatial structure,the circulation price showed a trend of decreasing from north to south and from east to west,and the similar price of the counties have a certain concentration tendency.(3)Correlation analysis results show that the agricultural land transfer price in Jiangsu Province has a significant correlation with the average quality grade of cultivated land,but it is weakly related to other influencing factors.The correlation strength between the inter-regional influencing factors and the positive and negative relationship between influencing factors among regions are different.Allmong them,the price of the northern Jiangsu and the middle Jiangsu are positively correlated with the average agricultural output value,but contrary to the correlation of the average agricultural machinery power.The southern Jiangsu region has the strongest correlation with the average quality grade of cultivated land.(4)Spatial econometric analysis shows that the regional agricultural land transfer price is related to the level of social and economic development.The analysis from the provincial level will weaken the spatial dependence of the circulation price.Therefore,according to the regional division,except for the southern Jiangsu region,the agricultural land transfer price has spatial dependence.The average agricultural output value of the northern Jiangsu and middle Jiangsu has a positive impact on the circulation price,but the impact is not significant in southern Jiangsu.The urbanization rate and per capita GDP to the price in the northern Jiangsu region,the primary industry's working population to the price in the middle Jiangsu region,and the circulation period and the per capita disposable income to the price in the southern Jiangsu region have a positive effect on the circulation.(5)From the perspective of market comparative analysis and rural residents'living standards,psychological expectations,and agricultural development,the agricultural land transfer price in Jiangsu Province is in a relatively reasonable state.According to the region,except for the southern Jiangsu region,the agricultural land transfer price of the northern Jiangsu and the middle Jiangsu region is generally in a reasonable range,but the price of northern Jiangsu is low.Based on the above conclusions,the study proposes that a unified circulation platform should be established,tiered and grading to set the guidance price for agricultural land transfer,strengthen the post-flow use supervision,set differential agricultural subsidies and expand the propaganda of the circulation market and platform.
