As a special social and economic activity,the development and construction of real estate projects involve various aspects such as social production and residents' life.It is a comprehensive development activity and process closely related to urban development planning and land resources allocation.At the same time,as the real estate industry concerns the national economy and people's livelihood and numerous industries in the national economy,the development of this industry also needs the national and local governments to guide the sustained,healthy and stable development of this industry through macro-control and policy guidance.Usually,every link of a real estate development project from the investment record,planning and design to the completion and sale of the project must be constrained and controlled by relevant policies and regulations.The investment and development of the project should be in line with relevant industrial policies issued by the national and local governments,and the design scheme of the project should also be in line with the overall planning of the city where the project is located.In this context,it is of great importance to conduct a comprehensive and in-depth study on the feasibility of developing real estate construction projects.This paper takes LYG city DHMJ real estate construction project as the research object and conducts an in-depth study and demonstration on the feasibility of this real estate construction project.Real estate construction projects usually have the characteristics of large scale of investment,long construction period and easy to be influenced by relevant national policies and regulations.In view of the above industry characteristics,this paper will analyze many uncertain factors such as industrial policy,market demand,financial risk and so on,and help enterprises avoid development risk and improve the scientific nature of investment decision-making through the feasibility study of this project.The first part of the article is mainly to sort out and summarize the relevant literature in the field of feasibility study at home and abroad,and expound the theory and methods of feasibility study.The second part studies and analyzes DHMJ real estate projects from the aspects of project overview,domestic and LYG real estate market environment,and anticipated customer demand of construction projects.The third part demonstrates the feasibility of the construction project from the aspects of engineering design,technical difficulties and marketing strategy.The fourth part is the financial and risk analysis of the construction project,which mainly evaluates the investment risk and return of the project based on relevant data.The last part is the research conclusion and some prospects for the project.Through the above economic and technical feasibility analysis,this paper provides decision-making reference for DHMJ project development enterprises to help project construction standardization and orderly promotion and implementation.
