Basic Land Price is the regional average price of each land use.It is updated regularly based on market changes.It is an important basis for local governments to conduct macro-control on the land market.It is significant for scientifically regulating urban land markets and formulating relevant institutional policies to strengthen the research on the evolution and influencing factors of basic land price level,to reveal the characteristics of the evolution of basic land price level,and to identify the influencing factors.Taking the central urban area in Xintai city as the study area,based on 2007-2016 annual basic land price update results,urban planning,land use planning,social and economic development indicators and so on,this thesis adopts the methods of literature review,comparative analysis and Pearson correlation analysis.It studies the evolution law of basic land price level,and explores the influencing factors of the evolution of basic land price.Main research contents and results are as follows:(1)Evolution characteristics of basic land price level.Firstly,the floor area ratio is revised for each year's basic land price.Based on the calculation of the scale of the land area for each level of use,the area-weighted method is used to calculate the average land price level and rate of change for each use in each year.And the period growth,the period growth rate,the growth rate of the fixed base and the growth rate of the fixed base of the basic land price is analyzed.The results show,the area of the basic land price assessment area of the central urban area in Xintai city increased by 5184 hectares in 2007-2016,an increase of 134.75%.The average level of basic land price for all uses has increased significantly.Especially for commercial land and residential land.The basic land price for commercial land rose 1024 yuan / ? from 370 yuan / ?,increased 654 yuan /?,2.77 times that of 2007.The basic land price for residential land rose 817 yuan /? from 272 yuan / ?,increased 545 yuan /?,3 times that of 2007.(2)Evolution characteristics of the internal structure ratio of basic land price.This thesis calculates and analyzes the land price structure ratio of the same type and thevarious levels,the land price structure ratio of the same level and the various types.The results show,based on the land price structure ratio of the same type and the various levels,the level difference between commercial land and industrial land second-level,residential land second-level,residential land fourth-level price and first-level price increased.The level difference between each level of public management public service(Hereinafter referred to as "public")land,commercial land third-level,commercial land fourth-level,residential land third-level price and first-level price decreased.The level difference between industrial land third-level and first-level price did not change much.Based on the land price structure ratio of the same level and the various types,the difference of land price between residential land and commercial land decreased,and the difference of land price between industrial land,public land and commercial land increased,especially from 2007 to 2010.(3)Influencing factors the evolution of basic land price.Use the basic land price level as the dependent variable.This thesis preliminary select the per capita road area,per capita park green space,average wages of on-the-job workers,disposable income of urban residents,built-up area,financial income and financial expenditure as the influencing factor of the basic land price evolution,and adopts the Pearson correlation analysis model of SPSS software to filter the significant influencing factors of the basic land price evolution of various land uses from 2007 to 2016.The results show that the influencing factors of basic land price for different uses are different,and the same factor has different impacts on basic land price for different uses.The significant influencing factors of commercial land are average wages of on-the-job workers,disposable income of urban residents and the area of built-up area.The significant influencing factors of residential land are per capita park green space,average wages of on-the-job workers,disposable income of urban residents,the area of built-up area and financial expenditure.The significant influencing factor of industrial land is the area of built-up area,financial expenditure,the average wage of urban employees on the job and the per capita disposable income of urban residents.In summary,from 2007 to 2016,the basic land price of the central urban area in Xintai city showed an upward trend.The residential land rose the most.The land price structure ratio of the same type and the various levels,the land price structure ratio of the same level and thevarious types also changed.The factors that influence the evolution of basic land price for different uses are also different.The research results can enrich the theory of land price evaluation,and have reference value for the future update of the basic land price and the upcoming rural operating land price evaluation.
