The level of land development often needs a large amount of funds, the governmentneeds to predict the development potential of developing region such as land price trend inorder to overall grasp of the macro development of this area.This article will do research on influencing factors of satellite city’s land price whichconsidering the effect of conduction from central city, and do the empirical analysis.Thenestablish a land price forecast model to forecast some regional land price and todemonstrate the feasibility of the model.The first part of this article is the introduction ofstudy ackground and significance, overview of the origin of this thesis topics andsummarizes the research status at home and abroad, theAnalysis revealed that most of theprevious studies focused on the theoretical study of the market system, little quantitativeresearch for land prices. The second part outlines the formation of land prices, andsummarizes the factors that affect the price of land. The third section not only describesthe formation of satellite city,the effect from central city to satellite city,but alsodemonstrates the possibility of transmission between central city and satellite city. Thefourth part takes the land price of JiangXia for example, analysis the influencing factors ofits land prices,establish a data model to predict land prices in the region.The fifth part isthe conclusion and outlook.This study will confirm the possibility of inter-regional price transmission, centralcity land prices is one of the factors that affect the satellite city land prices. In addition, thestudy will provide a way and theoretical basis to the government to predict land prices.
