The concept of "new urbanization" was first proposed at the third plenary session of the 18th CPC Central Committee,the release of the national new urbanization plan(2014-2020)also marks a major transformation of China's urbanization development,the plan emphasizes that the development of China's urbanization should strive to implement the policy of "people's urbanization".However,the most intractable and most difficult problem in the process of "urbanization of people" is the urban housing problem.Because of China's early special national conditions,coupled with the relatively backward social management system,and the division of household registration,housing and other systems,the integrity of agricultural transfer population is excluded from the urban housing system in China,facing housing difficulties.Under the background of new urbanization,this paper will study the demand for commercial housing for agricultural transfer population,and analyze the main factors affecting the willingness to purchase houses in the city.This paper summarizes and analyzes the literature on the factors affecting the purchase behavior of agricultural transfer population at home and abroad,and uses this as a reference.First of all,it puts forward the theoretical basis for this study:dual economic structure theory,"push-pull" theory,new labor migration economics theory,Maslow's demand level theory.After that,the related concepts were defined and the research objects of this paper were clarified,that is to say,under the background of new urbanization,the household registration is still the agricultural population,but engaged in the secondary and tertiary industry labor,mainly rely on the income of workers living.Through the above work laid the basic idea of this research.This paper systematically summarizes the relevant theories and empirical research at home and abroad,then selects the factors that may affect the rural migrant population's willingness to buy houses in cities in the next five years,and puts forward the research hypothesis.After that,by using 307 questionnaires collected online and offline,this paper uses logistic model to analyze the influencing factors of agricultural transfer population's willingness to buy houses in the next five years,finds out the main factors that affect the rural migrant population's willingness to buy houses in cities and analyzes the related factors.According to the statistical analysis,59.0%of the migrant agricultural population is likely to buy houses in cities in the next five years,mainly for their children's education or marriage.Income and housing price are the main factors affecting the purchase of houses,from which we can know that the rural migrant population still has a rigid demand for buying houses in cities.According to the logistic model analysis of the willingness of the migrant agricultural population to go to cities to buy houses in the next five years,the factors that have significant influence on the willingness of the migrant agricultural population to go to cities to buy houses in the next five years are their own characteristics,including marital status,education level and job stability,the family characteristics include the number of people who are fully engaged in non-agricultural industries and the average monthly income of the family.The government policies include the administrative policies and tax policies for the purchase of houses.Through empirical analysis,this paper in order to promote huichang county urbanization in order to further increase agricultural transfer of population of city commercial housing demand,put forward from the aspects of the government to strengthen the agricultural population transfer of vocational skills training,further perfecting the mechanism of agricultural population transfer job security system,strengthening policy support to rural education and increase financial support for the city to buy agricultural transfer of population.
