Analysis On Competitiveness Evolution Of Yangzhou Real Estate Company Based On Qualitative Comparison Analysis

The real estate industry is an important pillar industry for the development of China’s national economy.Entering the 21st century,the real estate industry is faced with the-progress of science and technology,consumer-demand to upgrade,such as environmental changes,combined with state of the real estate market macroeconomic regulation and control efforts,under the background of the real estate enterprise sustainable development faced with financing difficulties,financial risk is big,profit space is narrow,increasingly fierce competition in the industry such as more serious challenges.Therefore,how to maintain their own competitiveness in the new economic era is a problem worth discussing for real estate enterprises.Yangzhou is a typical representative of third-tier cities,and its real estate development is representative and typical.Yangzhou’s per capita GDP keeps growing,and residents’ living standard keeps improving.It has gone from a single rigid demand to a diversified and enjoyable consumption.Therefore,this thesis combined with Yangzhou real estate enterprises to study the competitiveness of factors.This thesis analyzes the competitiveness of real estate enterprises by the combination of theory and practice as well as qualitative and quantitative research methods.First of all,on the basis of analysis of literature at home and abroad,found the most scholars in the study of enterprise competitiveness evaluation and evolution analysis,but in combination with the real estate enterprise competitiveness and evolution theory research is less,so in this thesis,in this thesis and the characteristics of the real estate industry on the basis of enterprise competitiveness,focuses on the evolution of enterprise theory and the choice of qualitative comparison analysis related theory foundation for the following case validation.Secondly,based on the literature analysis and summary,it is concluded that most of the indicators reflect the influence of resources,ability and other content elements on the competitiveness.According to the indicator hierarchy,the evaluation index of the competitiveness of real estate enterprises is constructed from 8 aspects,and is divided into early stage,growth stage and maturity stage according to the evolution theory.Based on the analysis of policy documents,Yangzhou real estate market and the internal and external environment of Yangzhou real estate enterprises,this thesis summarizes the main problems existing in the competitiveness of Yangzhou real estate enterprises:difficultyin financing,brain drain,high marketing cost,and improvement of innovation ability.On the basis of the combination of build eight indicators affecting consulting enterprise competitiveness,ultimately determine the seven Yangzhou the influence factors of real estate enterprise competitiveness,for the corresponding interpretation of the selection process,land resources,talent competition,enterprise financing,business model,business promotion ability,project quality,enterprise credit.Finally,through the enterprise in 2013-2019 sales ranking list to cumulative number of Yangzhou city enterprise,29 companies to analyze the factors above,using the fs/QCA software the reason,this thesis analyzes the reasons of these combinations and different variable configuration analysis result and discussion,and concluded the five main factors influencing the Yangzhou real estate enterprise competitiveness,land resources,the types of business,the talent level respectively,marketing ability,quality and integrity.And provides a basis for several Suggestions on improving the competitiveness of Yangzhou real estate enterprises.
