Research On Cost Management Performance Evaluation Of FL Property Management Companies

In recent years,the property management industry has been in a continuous development stage,especially in the post-real estate era of incremental transfer of inventory,property service upgrades and existing property operations have become new outlets,and the property industry is also about to become a trillion-level blue ocean market.Under the development trend of diversification,diversification,intelligence and platformization,new requirements and challenges have been continuously put forward to the real estate enterprises.This article starts from the concept and method of cost management,and studies the practical application,existing problems and improvement measures of project property management cost management.Through a case study,based on the successful experience of the foreign property management industry,the specific analysis of the income,expenditure,costs and benefits in the project property management is made.Further dig the significance and role of scientific cost management in project property management,so that project developers and property management companies can better connect and cooperate with service owners.As a result,the management efficiency of property management companies is continuously improved,a positive balance between the initial investment and later income of property management companies is achieved,and the sustainable development of the property management industry is promoted.From the perspective of FL property management companies,,this article studies the difficult problems in the process of property cost management,constructs a cost management performance evaluation index system,and establishes a corresponding quantitative model to evaluate the property management performance level of a project under study.The main research is as follows:On the basis of explaining the development status and research results of domestic property cost management,as well as the successful experience,advanced management models and methods of foreign developed countries in the property service industry,systematically introduce the technical route and research adopted in this article.Research methods,etc.Analyze the composition and main influencing factors of FL companies project property management cost,introduce the main cost and unit price composition of project property cost,analyze the characteristics of property cost management and the influencing factors of performance level.Use Delphi method to screen the main influencing factors of property cost management performance,establish an index system for cost management performance evaluation,use the analytic hierarchy process and improved similarity weight method to determine its indexweights,and finally combine the weights of all cost management performance evaluation indicators.To build a mathematical model of project property cost management performance evaluation.Based on the fuzzy comprehensive evaluation model of property cost management performance constructed in Chapter 4,and based on ONE project cost management performance as an analysis case,carry out a quantitative evaluation of project property cost management performance,and analyze the composition and main impact of project property management costs.Factors,establish a targeted quantitative mathematical model,substitute the statistical evaluation index data into the constructed mathematical model,and analyze the current project property cost management performance level.Based on the evaluation results obtained in this paper,analyze the implementation status and existing problems of the property cost management of the project,and propose corresponding improvement measures to provide a theoretical basis for the property cost management of other similar projects.
