In China,fixed price housing is one of the most important indemnificatory housing,which is built by the government to compensate the relocated residents.Housing security is not only a project for people's livelihood,but also an economic and political issue.In recent years,the construction of fixed price housing in our country has been increasing continuously,which has attracted wide attention from all walks of life.However,the difficulty of fixed price housing management and the challenges of its implementation have become more and more serious,which the party and the government attach great importance to.As a key component of the social security system,fixed price housing is a quasi public product.In order to participate in the construction and supply management of the fixed sale housing,the government must do everything in its own hands,but what kind of angle should the government participate in it is worthy of in-depth study.Therefore,this article studies the problems and countermeasures in the construction and management of fixed-price housing in affordable housing in S city.First of all,this article expounds the research status of affordable housing from the perspectives of fund dilemma,site selection issues,supervision issues,follow-up management issues,and project quality issues.Then the difficulties and difficulties in site selection,construction,management,distribution and other aspects demonstrated the necessity of the government to increase support and intervention guidance for affordable housing.This article believes that the main reasons for these difficulties are reflected in the fact that government location is limited by cost and other factors;insufficient capital investment,the relevant transportation department pays less attention;the contradiction between the improvement of residents' requirements and the level of property management.Finally,this article puts forward the countermeasures to solve the problem of integrated construction and management of fixed-sale housing in S City,including that the government should increase the support for guaranteed housing with a more active attitude,that the state-owned construction enterprises should increase their pressure to improve the construction management standards,and that property service companies flexibly seek funding guarantees.Management level,resident residents improve their own quality and consciously cooperate with management,and actively use the media,community and other special groups to create positive energy and other measures.
