In recent years commercial real estate has been rapid development,the development of urban complex project is particularly rapid.since 1986 since the HX venture in the industry to explore chain brands,commissioned management and self-built shopping malls and other models,has been the first tier among the Chinese private enterprises Top 500.HX commercial real estate project is located in Xiaogan City,Hubei Province,with a total land area of 83.24 acres,with a total investment of 0.6 billion yuan.It is the first "modern and ecological" complex of Xiaogan's first home MALL,park-style cultural square and business office High-end urban complex,to create a new city of Xiaogan landmarks,including the Red Star Meikailong home shopping malls and other building materials commercial street and so on.Before the project starts,in order to allow the project operator to have a mastery of the project plan,but also to investors better understand the prospects of the project,the need for HX commercial real estate project business plan to study.This paper analyzes the current situation of commercial real estate project in Xiaogan City,and analyzes the macroscopic factors of Xiaoguang commercial real estate project,such as the investment environment,the level of economic development,the per capita income level and the industrial structure of Xiaoguang commercial real estate.Xiaogan City commercial real estate project policy,land supply,commercial real estate market supply and demand level,price trend,customer demand and so on.And then analyze the advantages and disadvantages of the project itself,and the project SWOT analysis.And then use the marketing theory to HX commercial real estate project market segmentation,to determine the target market and market positioning,design marketing strategy.Finally,the financial benefits of HX commercial real estate projects are estimated.The financial benefits of the project are evaluated objectively by estimating the financial net present value and internal rate of return of the project.The risk of the project is measured by sensitivity analysis,Put forward preventive measures against the potential risks of the project.Through the study of this paper can be found,1,HX commercial real estate projects with operating conditions,HX company has a wealth of commercial real estate project development experience,the project advantage is greater than the disadvantage,the opportunity is greater than the challenge.2,HX project to urban middle-class producers and wealthy as the main target customers,high-value medium price to attract target customers.At the beginning of the HX project,a combined marketing strategy was used to rapidly expand market share and develop corresponding product strategies and sales strategies.3,the total investment of 601,135,600 yuan,net income after the project income value of 15152.25 million yuan,more than 0 million;internal rate of return of 16.62%,greater than the benchmark rate of return of 12.74%,revised internal rate of 14.26% Yield,economic efficiency is very significant,is worth investing in the project.4,after the quantitative analysis of the project risk found that the project still exists a certain risk,but the risk is small,through certain measures to avoid risks.Through the project's business plan research,provide guidance for the construction of HX commercial real estate project,provide the basis for the financing activities of this project and provide reference for the commercial planning research of other commercial real estate projects.
