A Commercial real estate has become one of the new growth points of national economy.It's still a very short time for the born of domestic commercial real estate and its rapidly developing.But in the development and operation,commercial real estate developers may suffer a great deal of operational risk if they are not able to develop and operate the project according to the developing rule of commercial real estate.A complete business plan can assist a developer to develop and operate commercial real estate projects systematically.Commercial real estate is dense in Shenyang City.With the help of the revitalization of the northeast strategy,the construction of national center city in Shenyang City,the foundation of Shenyang Free Trade Area,commercial real estate in Shenyang City has a brilliant future.In this paper,the author chose the Shenyang XX Financial Centre Project of A Company in Shenyang City,according to the requirements of the business plan writing,researched how to determine the orientation of the project,how to choose the operation mode and how to estimate the investment risk of the project when.developing and operating the Shenyang XX Financial Centre Project.On the one hand,it provides support for A company when it developing and operating the project.On the other hand,it provides decision information for relevant investors and target customers of the project.This paper takes Shenyang XX Financial Center Project as the research object and analyzes various aspects of the project in combination with various analytical tools.First of all,it introduces the basic overview of developers and project,analysis the environment of society,politics,economy,technology that the project is facing,the market circumstances and the status of industry.And use the analytical method of SWOT to do the market analysis and location of the project.Secondly,based on the information of the project,reasonably forecast sales and leasing situation of the project,appraisals of economic benefits of the project,calculate the cash flow and net profit of the project,and then judge the profitability and performance level of the project,analyze project any risk that may encounter,and puts forward some countermeasures.In this study,Shenyang XX Financial Center Project is located in core position of Jinlang business circle and is suitable for establishing a global complex landmark that oriented to middle and high-end market.This is in line with the development direction of east Asia center city of Shenyang City and can help raise publicity of company A.It has a grade-A office building,high-end hardbound house,cultural and art shopping center.It will guarantee the completion of marketing task by optimizing product plan and customizing marketing strategy.The integrated use of various marketing strategies will be use to ensure the completion of sales tasks of the project.The project is profitable.It has high return on investment and is controllable on risk.The project can realize the net profit margin of 93.02% in 2026.The project has high profit margins.Though it faces some political,financial,marketing and technological risks,they are preventable.Project has high feasibility,economic benefits and social benefits.Under the guidance of this business plan,through the operation of A company,Shenyang XX Financial Center Project will be the success of A company.The comprehensive analysis of this project can deepen investors' understanding of the project and provide reference for their decision-making.
