As the urbanization process continues to accelerate,land resources are limited.City renewal is an important means to rationally develop and utilize land resources,which can effectively promote economic development.At present,city renewal has become the main source of land supply in Shenzhen.How to select a development model suitable for enterprise development is of great significance to the development of the city.The choice of development model needs to comprehensively consider various factors affecting the harmonious development of society from the perspectives of history,development,urban planning and employment.At the same time,the appropriate development model can also create favorable conditions for the city to attract investment,and thus promote the rapid development of the urban economy.After a simple literature review,this paper believes that choosing the appropriate development model for urban development should take into account history and reality to solve the problem.The paper uses the case analysis method and the literature analysis method to cross-analyze and analyze the research problems based on the new urbanism theory and the city renewal theory perspective—the renovation project of Shenzhen Wanyuan Building development model selection.Based on the historical background of Shenzhen Wanyuan Building,combined with the current state-owned asset management policy and Shenzhen urban planning development requirements,it is believed that there are problems in extending the land use period,the use nature of buildings and the status quo function in the development of Shenzhen Wanyuan Building.Inconsistent,aging floors and outdated facilities and land separation issues.By determining the indicators and schemes,the paper draws the net benefits of the projects under different development modes,and combines the existing funds,operation cycle,resources and other conditions to compare and analyze the advantages and disadvantages of the independent development model and the commissioned development model.The optimal choice for the source building is the commissioned development model.Under the commissioned development model,the net compensation fordemolition compensation is about 551 million yuan,which is 29% lower than the net income of independent development model,but it will reduce the pressure and save a lot of energy.The renewal can extend the land use period,and reasonable plan planning can also ensure that the use nature of the building is consistent with the updated use function,and solve the problem of aging of the building and obsolete facilities.Moreover,the updated main unit is Pengji Company.The commissioned development model can effectively avoid the legacy of land division.The case selected in the paper is representative,and considering the policy background,the state-owned asset management perspective is selected for analysis.In future research,state-owned assets in multiple cities can be selected for research to analyze the commissioned development model and the independent development model in a more comprehensive and detailed manner.
