Since China's reform and opening up,Shenzhen,as a pilot area,established China's first residential quarter,and property services have entered the mainland market with the reform of housing commercialization.After 40 years of development,property service has become an indispensable element in China's urban modernization,and has played a significant role in urban construction and people's livelihood services.However,since theoretical research on property is lagging behind,the development and construction of many enterprises are blind.This leads to problems such as imbalanced development of the industry and lack of standardized supervision,which has affected the transformation and upgrading of the industry.Baicheng Chengxin Property Company has achieved fruitful development since its establishment in 2004.However,with the changes in the Baicheng property market,bottlenecks such as difficulty in collecting property fees and unclear development ideas have emerged.Now,it is good time for the government to introduce policies to promote the diversified development of property companies and the revitalization of Northeast China.Against this background,analyzing the problems of Baicheng Chengxin Property Company and formulating a strategic plan for the company can not only help the company to get out of its predicament,but also contribute to economic and social development of the city.Firstly,using the relevant theories of strategic management,combined with the current development status of Baicheng Chengxin Property Company,it analyzed the problems existing in the company's development and their causes.Secondly,it used the PEST analysis method to carry out a systematic analysis of the company's macro environment to grasp the influence of political,economic,social,cultural and technological factors on the company's development.Using Porter five-force model to analyze the current situation of Baicheng's property service industry.Then,it analyzed the internal environment of the company.It analyzed the company's resource situation from two aspects: tangible resources and intangible resources;it analyzed the company's ability from three aspects: organizational management ability,technical ability and profitability Finally,based on the above analysis,it used SWOT analysis method to sort out the company's strengths,weaknesses,opportunities and threats,carried out strategic combinations,and proposed that the company is suitable for diversification(ST)strategy.Based on the above analysis,the development strategy of Baicheng Chengxin Property Company was formulated and the strategy implementation and guarantee measures were proposed.According to the company's vision of "doing quality property services and becoming a well-known property brand in Jilin Province",it has formulated staged strategic goals.The paper helps readers fully understand the importance of "following the trend" and choose a diversified development strategy for the company's long-term development.Keeping up with national policy guidance,industry development trends,comprehensively considering the changes in market demand and the needs of company reforms,specifically adopting a horizontally diversified business model.Grasp external opportunities in a timely manner to develop new business such as housekeeping services,share the market with property services,form a variety of business support,and enhance core competitiveness.In terms of strategy implementation,it has put forward proposals to comprehensively improve service quality,consolidate property service levels,expand business areas,develop diversified businesses,dig deeper into market demand,strengthen marketing methods,formulate industrial plans,expand industrial layout,and implement horizontal diversification in multiple dimensions.In terms of safeguard measures,it optimizes the internal management and soft power of Baicheng Chengxin Property Company from the five aspects of optimizing organizational structure,improving financial management,strengthening technical support,shaping corporate culture,and building a talent team,to escort the implementation of diversified development strategies.
