Researching on the evaluation of the investment value of the real estate market,this paper seeks to solve the investment value evaluation problem of real estate development enterprises in the process of residential regional market investment.Through the comparison and analysis of the real estate market and the housing market,this paper studies the influences of the investment value of the residential regional market,and combines the actual situation of the housing regional market in Xi'an to determine the five major influencing factors of the investment value of the housing regional market in Xi'an,and clear the two influence factors of the five influential factors,and the data source where from.According to the research conclusions of the influencing factors,the questionnaire is send to the experts.Through the recycling and statistics of questionnaires,the evaluation system of the residential area investment value in Xi'an is finally determined.According to the different nature of evaluation index,the quantitative principle of evaluation index is determined.Through the questionnaire survey and Delphi method,the weight of each index is determined,and then the investment value evaluation model of Xi'an residential area market.This model is used to analyze the 6 counties in the outskirts of Xi'an.Through the empirical study,the conclusion is concluded that the two regions of Lintong and Gaoling are highly accessible,the alternative of Yanliang,the Yanliang,and the continuous observation of Lantian and Zhouzhi.The results of the empirical study are consistent with the reality of the market,and are consistent with the experts' experience and judgement,which proves that the evaluation model has good applicability.The study on the investment value of the residential area market in Xi'an providesa scientific and convenient research method for the investment decision of the real estate market,especially the commodity housing project.Data access is easier to facilitate market investment decisions for real estate development enterprises that do not know much about the regional market.
