With the development of China's economy and the continuous advancement of urbanization,more and more various industrial parks have emerged.In recent years,industrial parks have become an important space agglomeration for regional economic development,industrial structure adjustment and upgrading across the country,and shoulder important missions such as cultivating emerging industries,aggregating innovative resources,and promoting urbanization.At present,there are rich types of existing industrial parks in our country,including science and technology parks,industrial parks,incubators,cultural and creative parks,and other professional industrial parks,as well as new industrial parks proposed throughout the country in recent years.Looking back on the economic development process of our country,the development of the industrial park has strongly boosted the development of the regional economy,which has also nurtured the owners and operators of the industrial parks,so that a large number of enterprises both inside and outside the industry have entered the industry,even many famous overseas industrial real estate developers have crowded into China's industrial real estate industry.Suzhou New District Economic Development Group Corporation is an established industrial real estate company in China and also one of the top 30 industrial real estate companies in the country.It is the earliest industrial real estate developer in Suzhou and has a certain influence locally.In recent years,with the adjustment of the group's strategy,the company promotes the experience of industrial real estate development,and gradually spread its business to all parts of the country.How to make the corporation stands out from the current many competitors in the industry,which has become a key subject that the Group must study.This paper uses the PEST analysis method to analyze the external macro environment of the corporation's industrial real estate business,applies the PEST theory analysis,observes the current development of industrial real estate in thecountry,and draws the current development advantages of the industrial real estate industry.Applying the competitive situation CPM matrix to analyze the internal and external factors of the company and the advantages and disadvantages of the main competitors,it is concluded that the development opportunities of the corporation's industrial real estate business outweigh the threats,and its competitiveness has certain advantages in the industry.This paper uses the SWOT matrix to formulate alternative strategies for multiple competitive strategies,and then applies the QSPM matrix to quantitatively select the strategies for differentiation and cost-leading competitive strategies in the alternative strategies,and then determines the adoption of "differentiated competition strategy" in the corporation's industrial real estate business.After formulating specific strategic goals for the "differentiated competition strategy",specific implementation measures were drawn up,and corresponding control measures and safeguard mechanisms were proposed to ensure that the "differentiated competition strategy" can be used smoothly in the industrial real estate business of the corporation,which will contribute to the corporation's industrial real estate business to grow and develop continually in the industry.
