The real estate market enters a new upword development cycle in the new economic market environment in 2016.The development brought by the real estate economy to the surrounding industries is advancing rapidly.Once through the land department to auction and sell land for commercial housing development projects are gradually decreasing,followed by the increase of the joint development with the government.While being responsible for the demolition and resettlement of urban villages,some low-priced land can be acquired for commercial housing project development.This mode can not only complete the task of urban village reconstruction,but also guide large real estate developers to enter the market and add momentum to the city.How to improve the residential quality of the resettlement area and develop and operate the attached land with higher value,drive the surrounding economic environment to develop better,and build a benchmark project for the urban shanty reconstruction market in xi 'an,while building the urban shanty reconstruction project,is the key research direction.This paper sorts out the theoretical basis,renovation measures and research results adopted in the construction of urban shantytown renovation projects at home and abroad,studies the economic environment and urban shantytown renovation policies of shaanxi province,xi 'an and fengdong new town,and then forms the project research ideas and research contents combined with the purpose of this paper.First of all,starting from the market environment of the real estate development in the surrounding area and the market environment of urban village reconstruction,this paper analyzes the implementation of supporting facilities around the project and the advantages anddisadvantages of the natural environment.On the basis of defining the development goals of the project,SWOT analysis tool is used to determine the market positioning of the project.Secondly,through the planning and design of the project and the preparation of the implementation plan combined with the marketing analysis of the project,the expected revenue generated by the project can be preliminarily calculated.Finally,the project investment estimation,financing,financial analysis,uncertainty analysis,break-even analysis and social benefit analysis,analysis the feasibility of the project implementation plan,policy application are provided for the project implementation plan,design,marketing,design,cost control,etc with practical significance conclusions and recommendations.Through the above research,this paper has good practical significance in improving the living quality of resettlement communities,promoting the construction of exquisite cities,improving the function of urban areas,improving the market economic environment,and improving the policy formulation of urban shanty town reform,and can put forward timely and effective Suggestions for enterprises to develop related projects.
