In recent years,the real estate market in Taizhou,like most cities in the country,has been rapidly developed,and the demand for housing loan for the residents has also been greatly improved.Housing provident fund loans as one of the options for employees to buy home loans,with its low interest rate advantages of more and more recognition of the buyers,the volume of provident fund loans has also been greatly improved.and the risk of provident fund loan has gradually been reflected.However,the risk management of provident fund loan in china is still immature,which brings great hidden dangers to the healthy development of housing provident fund.Therefore,the research and completion have been made.It is of great practical significance to improve the existing loan risk management system for the long-term stable and benign development of housing provident fund.Firstly,the background and purpose of the study are made clear,and the research results of housing provident fund and loan are expounded at home and abroad.Secondly,the concept of housing provident fund and the relevant theoretical support used in this article are explained.Again,combines the actual work of his own work in Taizhou housing.The basic situation of the provident fund loan and the relevant rules and regulations,using the personal cognition of the loan business of the provident fund,makes a detailed analysis of the risk problems in the process of housing provident fund loan in Taizhou,and through the loan to the management center,the bank credit department,the sales salesman and the housing provident fund loan.People conduct surveys to sort out the seriousness of each risk point and sort them.Finally,by drawing on and referring to the outstanding cases of housing loan in Singapore and Germany and Wuhan housing provident fund loan,learning some management methods and measures of commercial banks,and combining with the degree of each risk point of housing provident fund loans in Taizhou,the improvement measures and suggestions are put forward.We can find a better way to avoid and prevent the risk of housing provident fund loans.The characteristic of this paper is to fully combine the actual situation of Taizhou housing provident fund management and loan,make a comprehensive subdivision of the internal and external environment and other factors and risk concealment points.Through the investigation,it is found that the risk points of Taizhou housing provident fund loan focus on internal control risk,policy risk,data counterfeiting risk and opening.The mortgage risk and the legal loss risk of the issuing house,and then find out the causes of the risk,provide thebasis for the final suggestion and suggestion of the paper.
