In recent years,China has constantly deepened housing reform,which has made the real estate industry develop vigorously,and has formed a real estate investment craze,prompting housing prices to rise continuously,and the pressure of residents buying houses is increasing.In order to solve the housing problem,the Chinese government has set up a housing provident fund system,through low interest rate loans to solve the housing repayment pressure of residents.With the rapid development of China's real estate market,the loan scale of housing provident fund is becoming more and more large,and the difficulty of loan management is increasing.At the same time,in the increasingly complex real estate industry environment,the risk of housing provident fund loan is also increasingly complex.Therefore,in order to promote the sustainable and healthy development of housing accumulation fund system,we must strengthen the research on the risk of housing accumulation fund loan,and establish risk prevention measures to cope with increasingly complex risk environment.Based on the theory of financial fragility and risk management theory,the housing provident fund management center of WH city is taken as the research object,and the risk management of housing provident fund loan is discussed in depth.Firstly,study abroad system of housing provident fund and housing provident fund loan risk management launched a review,provides the theoretical foundation for this study;and the concept of housing provident fund loans,risk and risk management are defined,summarizes the theory of financial fragility and risk management theory;and in-depth analysis of the WH city housing provident fund management center operation mode,loan business process and financial situation,analysis of the housing provident fund loan before the loan,and the loan risk management situation,and in-depth study of the housing provident fund loans risk management problems,the problem mainly reflects the defects of internal management,the provident fund is not perfect,the borrower credit,mortgage risk the prevention and control of the third party system is not perfect,lack of responsibility in the housing provident fund system;according to these problems,and According to the theory of risk management to identify the main risks of housing provident fund loan risk in credit risk,operational risk,collateral risk,institutional risk and policy risk,and make quantitative analysis on the 5 types of risk by AHP through analysis the weight coefficient of credit risk,operation risk and mortgage risk respectively reach 0.3724,0.2126,0.1923,should be the object of risk management to focus on prevention.The weight coefficient of institutional risk and policy risk is relatively low,which is 0.1235 and 0.0992 respectively.These two types of risk should also pay attention to the risk of prevention.Finally,we put forward the countermeasures to prevent the risk management of housing provident fund loan.
