Since the implementation of housing reform in China,the real estate industry has become a pillar industry to promote the economic and social development of our country.Because of the huge demand for capital in the real estate industry and the practical function that banks can provide capital loan services,the real estate industry and the banking industry have formed a strong relationship.From the perspective of banks,because the real estate industry has the characteristics of high-risk and high-yield coexistence,business cooperation with real estate industry enterprises is facing greater risks while obtaining high-yield.Therefore,banks need to correctly understand the risk of real estate credit business,and seek a credit risk management mode that can guarantee the long-term and healthy development of banks in the bank's operation development and risk prevention and control.Based on the analysis of the business development of Bank A Longkou Branch,this paper divides the objects of real estate credit risk rating evaluation into two categories:real estate development enterprises and individuals,and studies the real estate credit risk management.First of all,the research results and theoretical basis of real estate credit risk management are searched and sorted out to provide theoretical support for the follow-up research on the current situation and existing problems of credit risk management of Bank A Longkou Branch.Secondly,it analyzes the basic situation of Bank A Longkou Branch and the real estate credit business,and further analyzes the current situation of credit risk management.On this basis,it summarizes the problems of the real estate credit business risk management of Bank A Longkou Branch,such as information asymmetry,insufficient judgment of national policy impact,and imperfect management mechanism.Third,based on the analysis of the real estate credit risk of Bank A Longkou Branch,the paper identifies the factors such as policy and market risk,information asymmetry risk and management risk,and then constructs the credit risk rating evaluation index system of real estate development enterprises and individuals.Fourth,the comprehensive use of Gini coefficient,partial correlation analysis and AHP and other evaluation methods to analyze and process the relevant data,and substitute it into the evaluation system for credit rating evaluation,and get the credit rating evaluation results of empirical objects.Finally,according to the results of credit rating evaluation,the paper puts forward countermeasures and suggestions to enhance the ability of bank credit risk management.This paper aims to build a credit risk evaluation model and operation mechanism suitable for enterprises and individuals,and provide powerful tools and Countermeasures for Bank A Longkou Branch to carry out efficient credit risk management.
