Research And Innovation Of Residential Property Management Mode Based On Internet+

Residential property management is the product of a National Urban Development. Development of residential property management in China in recent 40 years, it played an important role in China’s modern urban development and real estate management. However, with the continuous improvement of people’s living standards, property management problems began to stand out, and becomes increasingly severe. How to improve the property management level, and effectively protect the quality of life of urban residential residents, become an important research topic, even become an important part of China’s "livelihood projects".On the other hand, in the new round of the global technological revolution and industrial revolution, the world has entered a new form of economic and social development, which is based on the Internet as the infrastructure and innovation. Information technology that takes the "Internet+" as the core, has become an important engine for the economic and social development in the future, and deeply affected the development of all walks of life.Based on the idea of "Internet+", this paper studied and innovated the mode and method of residential property management. Firstly, through the Investigation and Analysis of the current situation and problems of property management in China, this paper find out the main problems existed in the residential property management in China, and analyzed the nature and the root causes of the problem. At the same time, combined with the rapid development of information technology, and the ideas of "Internet+", this paper presented the "Internet+Property Management" program. "Internet+Property Management" can solve the problems in the current residential property management in China, by using the information technology and from the perspective of the overall development of the property management industry, and it can promote the healthy and orderly development of residential property management in our country.The research results of this paper has two main aspects by below.(1) From the three main relevant subject of the property management, this paper studied the problems in current residential property management in our country, and come to the root of the problem is the "the property management industry and its service market is not perfect and development lag."(2) This paper presented the "Internet+Property Management" program, and explained the connotation, value, function and architecture of the "Internet+property management".The architecture of "Internet+property management" mainly includes two aspects:technology system and security system. The technology system is the core part, and it includes four levels. The first layer is the infrastructure layer, which is based on the core of the Internet. The second layer is the platform layer, which is based on the core of Information integration and data management. The third layer is the application layer, which is based on the core of property management services. The fourth layer is the presentation layer with the characteristics of across the screen, the whole network, cross platform. The security system mainly includes Policies and regulations, industry standards, organization system, human resources and other internal and external environment.
