In order to improve the living conditions of residents,since the 12th five-year plan,Beijing has vigorously carried out the comprehensive renovation of old urban residential area.It is necessary and urgent to explore the property management mode after the reconstruction of the old communities.Since 2012,shijingshan has gone through two stages of transformation of the old residential area.Meanwhile,it has also carried out quasi-property management through pilot projects to explore the long-term mechanism of property management of the old residential area in the region.Since 2012,Shijingshan has gone thyough two stages of transformation of the old urban residential area.Meanwhile,it has also carried out para-property management through pilot projects to explore the long-term mechanism of property management of the old urban residentialarea in the region.In 2017,that community of shijingshan SSY and SJY introduced para-property management after the renavation of old residential areas.All sepects,such as public recurity and the environment have obvious change,which can be used as a reference for exploring the property management model of other old residential areas.The research objective of this paper is to explore the new mode of property management in old residential areas,and establish the responsibilities and divisionof labor of government?management committee?owner and property company in para-property management.Based on the old residential area in shijingshan,first of all,this paper analyze the advantages and disadvantages of the para-property management by the methods of literature research,case analysis,comparative analysis and other research methods,and then based on the experience of the relevant property management mode at home and abroad,this paper find out the problem and the reasons in the para-property management of the old residential areas in shijingshan pilot project.Finally,this paper puts forward the corresponding countermeasures and Suggestions to improve the para-property management of pilot residential areas form the three main bodies:the government?the owner committee and the property company.
