At present,China's real estate industry is facing the fierce competition of high risk,low profit,large-scale and high turnover rate,the Property management as the middle and lower reaches of the real estate industry is also experiencing great changes.The core competitiveness,differentiation,refinement and intelligent operation of a property management enterprise will undoubtedly affect its market reputation.So how to operate it orderly to make the property management enterprises survive for a long time and grow in the survival has become the main problem of the real estate and property management industry in recent years.Nowadays,the property management companies in the national market have developed to tens of thousands in scale.From the beginning of 2017 to the end of the year,the State Council cancelled the three-level qualification of property assets,which has been in operation for more than ten years.It seems that the market has entered a new era.But in any case,the service is the product of the property management industry,whose product quality is qualified and whose product quality is better,who might have a larger market and share a bigger cake from the competitive market.Based on the analysis of the environmental characteristics of Eotime City in Hohhot and the outstanding problems of its own enterprise management contradictions,the author uses the method of questionnaire survey and interview,adheres to the original intention of seeking truth from facts,finds that the property enterprise team firstly lacks the proper communication system itself;secondly,it lacks both soft and hard service support;thirdly,it lacks customer contact design;in addition,the team's internal satisfaction is low;thirdly,it is no customer contact design at all;Finally,personalized service and special operation could not be carried out without the recognition of basic services.Based on the combination of customer contact theory and service value chain theory in service management theory,the author finds thatthe application of service management theory in property management enterprises can improve service and promote the transformation of enterprises in the new era.Combined with the characteristics of Eontime City,this paper puts forward that property management industry could be improved and transformed from the perspective of service managementtheories: At the first beginning,establish a good enterprise communication system;Secondly,fully equipped with the basic service infrastructure and facilities;Thirdly,refine the tiny details of the contact service;Fourthly,improve the service quality of the service management team.At last,accurately positioning and focusing on the core competitivenessso as to ultimately improve the overall operation of Hohhot Bo An Property Service Co.,Ltd.which has a positive impact in the property management industry,produces a good reputation and wins a good reputation of Hohhot Eontime Citizens.
