Cost management is an important content of the real estate development andmanagement, throughout the whole process of the operation of the real estate project,therefore, each real estate enterprises is also very concern. Not only involves the constructionstage but also involves the whole real estate from bidding to the completion inspection andacceptance to the whole process of after-sales service stage.So well implement the costmanagement of real estate of the meaning of real estate investment and benefit issignificant.Real estate industry because of the large amount, high return, risk, high addedvalue, characteristics of industry relevance.Real estate development enterprises to getadvantage in the fierce market competition status and good economic benefit, it musteffectively control the real estate development costs, improve the level of enterprise costmanagement.For a special branch of the real estate industry, urban complex project in termsof cost management, have in common with general real estate projects, there is also a citycomplex uniqueness in terms of cost management.Real estate development enterprises want to in an impregnable position in the intensemarket competition, obtains the good economic efficiency, to achieve long-term survival andlong-term development goal is must pay attention to the whole process of cost management.Urban complex project in the development process of cost management requirements will behigher, cost management face a wider, more urban complex projects including the forms, costmanagement is no longer a question of increase or decrease, but to the balance of the wholeproject, it is no longer only pay attention to engineering construction cost, but to focus on theproject’s cash flows. This paper introduces the basic theory of cost management, costmanagement of the commercial complex characteristics, cost management method andmanagement pattern, and through the actual case of cost management methods are discussedin this paper. Through actual case analysis of target cost and actual cost differences, andanalyzes the cause of the difference, in order to save cost for indicator sums up theengineering cost management experience: strengthen the relevant departments tocommunicate, can reduce the fee standards, can reduce the procedure of land, and relatedcosts; Sufficient for introducing competition mechanism, optimizing design scheme of transverse longitudinal comparison between scheme, reduce redundancy, quota design, choosethe best cost-effective solutions; Strengthen control, early precontrol, incorporated into theconstruction drawing review, at the same time prevent caused by construction has alreadybegun a modified design of unnecessary waste. The project achieved benefits have savedabout eight percent of the target cost, and the project quality and time limit for a projectunaffected.
