With the development of society,people’s economic level and material life demand are constantly improving,but also will produce huge energy consumption and environmental pollution,this phenomenon is particularly significant in the development of construction industry.According to analysis,the construction industry is currently a major consumer of social resources and an important source of environmental pollution.Therefore,in today’s environment protection and energy conservation,the concept of sustainable development of the construction industry is becoming more and more important.However,because of the complexity of green building technology,the high cost of materials,the inconsistency of the cost and benefit of green building between the developers and consumers,the promotion of green building is seriously restricted.So,after fully studying the "green building development dilemma" and "the current situation of existing buildings in China",combined with the vigorous development of the current rental market,this paper takes this opportunity to study the feasibility scheme of energy-saving transformation of long-term rental apartment envelope and its incentive effect on developers,so as to promote the healthy development of green buildings.Based on the perspective of developers,this paper establishes the evaluation model of energy-saving renovation of long-term apartment envelope.First of all,based on the current situation of energy-saving of existing buildings in China,the research and analysis of energysaving transformation of existing buildings at home and abroad,as well as the relevant energysaving design standards,this paper discusses the energy-saving transformation technology of existing building envelope in detail from the three aspects of external wall,external window and roof,and puts forward a variety of energy-saving transformation measures in combination with the current development and transformation of long-term rental apartments;Secondly,from the social,environmental and economic perspectives,this paper systematically analyzes the influencing factors of energy-saving transformation of long-term rental apartments,and puts forward several influencing indicators,including reducing energy consumption,investment payback period,internal rate of return,transformation cost and occupancy tendency,so as to establish the hierarchical analysis structure model of energy-saving transformation of long-term rental apartments;Finally,two long-term apartments which have been put into use in Shenzhen are selected as the research object for case analysis.The energy consumption of apartments is simulated by design builder software,and the economic and social benefits of the design scheme of apartment transformation are analyzed.The total scores of each scheme are obtained by quantifying different indicators,so as to compare and select all design schemes.In the end,combining with the research of energy-saving transformation of long-term apartment in this paper,we can find that:(1)The thicker the insulation board is,the more energy consumption can be saved for the building when the different thickness insulation board is used for the energy-saving transformation of the exterior wall and the roof,but the result shows that the 20 mm thick insulation board is more reasonable in economy and energy-saving effect;In the energy-saving transformation of the outer window,two schemes are provided,i.e.colorless transparent insulating glass and Low-E insulating glass.From the research results,it is more advantageous to choose the Low-E insulating glass with better energy-saving effect for apartment I or apartment II.(2)From the economic evaluation of the energy-saving renovation of the two apartments,the incremental cost of the energy-saving renovation has been greatly reduced due to the need of the renovation of the building itself,and the investment recovery period is relatively short(2-7 years),with significant internal income(9.37%-86.94%).Therefore,from the economic point of view,the energy-saving renovation of the long rent apartments is profitable for the apartment operating enterprises.(3)Generally speaking,the energy-saving renovation of long-term apartments not only renovates the old buildings and establishes new living space,but also solves the problem of large energy consumption of the existing old buildings.Moreover,the incremental cost of energy-saving renovation is low and the economic performance is good.Therefore,the government can formulate relevant renovation specifications to restrict the renovation of longterm apartments,so as to promote the diversified development of building energy conservation.Although the research object of this paper is long rent apartment,the transformation strategy provided in this paper can be used for the transformation of all rental existing buildings,but for different transformation buildings,the way of index quantification and energy-saving measures should be combined with the characteristics of the enterprise and the building itself for special analysis,in order to obtain a more appropriate transformation scheme.
