With the rapid development of China’s economy and tourism,the hotel industry,as one of the three pillars of tourism,has attained much concern and popularity by the majority of heavy asset investment owners,thanks to its long-term and stable cash flow,operating income and property appreciation space.In recent years,five-star hotels have developed rapidly in response to the needs of commercial complex construction;demands,such as high-end residential real estate development,peripheral matching and industrial expansion strategy,move towards fast lane of development.A large amount of money has been invested in the construction of five-star hotel projects,which arouse a strong competition between brands in China.However,due to the significant differences in land cost of five-star hotels and other hotels with lower construction cost,it will take up a lot of initial capital and follow-up operation and management investment.Meanwhile,under the influence of the real estate industry in the past ten years,the overall initial investment of the hotel is soaring;if the hotel business performance is not good,it will cause huge losses to investors.As far as five-star hotel industry is concerned,there are many a difficulty in the overall cost control of the project.At the same time,in the face of the shortage of resources and environmental pollution in the world,the requirements for greenness of large-scale construction projects are increasing year by year.At present,whether it is the construction period or the operation period,the cost of the five-star hotel is very high,but the profits of the hotel is lower than that of other commercial real estate.In order to make a profit,how to satiate the requirements of enterprise cost control and environmental protection and achieve win-win result is a difficult problem that needs to be solved by the owners of the five-star hotel industry at the present stage.China’s energy consumption ranks first among the countries in the world,especially the energy consumption of construction is even enormous.With the continuous advancement of human production practice,especially the large-scale extensive production,the global environment has become increasingly severe.Therefore,energy conservation and emission reduction has become an international issue.Construction is the main body of energy consumption;the development of green construction has become a common concern of the world nowadays.Compared with the western countries,the green building research in China starts relatively late,and there is still a certain gap between the breadth and depth of the research compared with western developed countries.The existing research on green building by domestic scholars mostly points to the concept and construction technology,and the systematic research on the life cycle dimension of green building is very scarce,especially for the hotel industry,but the research on the hotel industry is particularly important.That’s because it has the ability to operate in the long term in the future and the absolute necessity of sustainable development.Collecting and organizing the research report on green building and its economic benefits at home and abroad,as well as the relevant literature on the current situation of green building research system at home and abroad,this paper put forward the cost-benefit evaluation of hotel green building based on life cycle cost control under the guidance with the understanding of management.Besides,the cost and benefit of hotel green building are analyzed,identified and estimated.In addition,the cost-benefit index with high level of importance is quantified,so that the economy of hotel green building can be reflected more scientifically and objectively.Combined with the C hotel project that the author worked on,the paper expounds in detail the background of the C hotel project,and the problems encountered by the interested parties in the process of establishing the whole life cycle cost control system of the hotel green building under the condition of combining the theory and the previous project experience.And in the following,the solutions are provided through the practice of actual cases.In the data analysis of C hotel,this paper establishes the whole life cycle system of hotel green building and the incremental cost-benefit model of hotel green building,which provides a sufficient basis for predicting the reliability of C hotel green building project in the decision-making stage.And in the Chapter 6,the whole chapter describes the actual data performance of the C hotel in the five years of operation,provides the evidence of the omni-directional data from theory to practice,proves the correctness of the theory and analysis model,and reproduces the C hotel green building of each stage of the successful program process.In the end,the shortcomings of the study are summarized,and the future research prospect is put forward.This paper integrates the evaluation system of hotel green building into the concept of life cycle cost management,which builds the foundation for constructing and evaluating the economic model of hotel green building and formulates the economic measurement standard of hotel green building.Finally,the final conclusion is drawn through the data on the actual operation and construction of the hotel.The use of the real cases which are in the place more objectively reflects that the hotel green building has better profitability than traditional hotel buildings.Therefore,the paper conducts the research on the life cycle of the hotel green building,which is beneficial to its investment and popularization,and to take investors out of the previous misunderstanding so as to correctly understand the investment benefit of green hotel and better grasp the opportunity of hotel investment.To sum up,the hotel green building can not only bring enterprise benefits,but also bring strong environmental and social benefits,in line with the sustainable development strategy;it is the"role model" in the socialist sustainable development strategy.
